Classic southwest vibe, affordability and Ysleta schools in Pebble Hills South
The Pebble Hills South neighborhood is in the eastern part of El Paso, Texas, a border city of over 675,000 residents. Eastern El Paso is one of the city’s fastest-growing sections, as people are drawn to neighborhoods like this for a relatively low cost of living, the Ysleta Independent School District, which earns an A-minus grade from Niche, and access to suburban convenience and El Paso’s downtown. “It’s a more established neighborhood,” says Allison Dillard, a Realtor with Keller Williams Realty. The neighborhood’s 1970s ranch homes, clean gravel lawns and spacious, open atmosphere create a feeling that blends the sun-drenched southwestern aesthetic with the feel of a classic American suburb.
Ranch-style homes in a rapid-paced market
Many homes here are ranch-style layouts, often brick and with adorning details showing Spanish Colonial influence. They range in price from about $210,000 to $300,000, with a few less expensive homes that cost about $160,000. Townhomes along Wayside Street can cost between $120,000 and $160,000. Larger, newer multi-unit properties along Voss Drive are another residential option. This neighborhood’s inventory gets snatched up quickly, with homes spending an average of 14 days on the market, about twice as fast as the Pebble Hills North neighborhood. Homeowners make up over three-quarters of the population here. Clean sidewalks and wide driveways with one or two-car garages are typical features. Shade is scarce in Sun City, one of El Paso’s nicknames, and shade trees are uncommon, though palms and sculpted shrubberies provide some green scenery. Small yards are often covered in gravel, though some grass lawns persevere in the arid west Texas climate.
Early college program at J.M. Hanks High in the Ysleta Independent School District
Depending on which side of East Glen Drive they reside, students in this neighborhood can attend one of two elementary schools. Those who live west of Glens can attend REL Washington Elementary, which earns a B-plus from Niche. Pebble Hills Elementary School serves the remainder of the area and scores a B-plus as well. Hanks Middle School receives a B. J.M. Hanks High School scores an A-minus. “The high school is awesome,” Dillard says. The high school has an early college program through which students can earn college credits — and even an associate’s degree — through El Paso Community College while still having access to the high school’s sports and activities.
Some transit and major highways connect the area to downtown El Paso
According to Walk Score, this neighborhood is car-dependent, so most residents will likely want a vehicle. However, there is some public transit, with bus stops on Lee Trevino Drive, Pebble Hills Boulevard and Edgemere Boulevard. Downtown El Paso is about 12 miles west via Interstate 10, which is accessible about 5 miles south of the neighborhood. U.S. Route 62 runs north of the Pebble Hills area and leads to the El Paso International Airport, a 6-mile drive from the neighborhood. Del Sol Medical Center is about 5 miles south, near I-10, and the Hospitals of Providence East Campus is about 4 miles east.
Nearby parks, pools and theaters offer year-round recreation
Pebble Hills Park offers sports courts, open fields and play equipment. It’s the closest park to the neighborhood. A little farther away is Eastwood Park, also referred to as Album Park, with a dog park, skate park and sports facilities available. To cool off during warm summers, residents can head to the Eastwood Heights Swimming Pool, one of several public pools throughout El Paso. The Cinemark Cielo Vista Mall 14 and XD shows newly released films.
Mexican restaurants and nearby shopping options
Sunset Center is a shopping area in the southwest corner of the neighborhood, and just across Lee Trevino Drive are a couple of Mexican restaurants: Del Paso Mexican Restaurant and Los Tres Gallegos. The Food King on Yarborough Drive is the nearest grocery, under 2 miles from the neighborhood. An Albertson’s is also a bit farther south on Yarborough. Box stores and chains are available along Interstate 10, about 5 miles south.
A mix of events celebrate cultural heritage and more
El Paso has several annual events, including runs, holiday celebrations and more. Downtown El Paso hosts the Sun City Craft Beer Fest, which brings beer vendors and live music to town. The Viva! El Paso show has run for 47 years and honors El Paso’s rich cultural fabric, combining elements from Indigenous, Mexican and American cultures. Eastern El Paso has Christmas light decorations that are quite popular as well. “A lot of neighborhoods go all out,” Dillard says. “Cars line up to drive through.”
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
