Hints of El Paso’s history blend with progress in Mission Valley

With railroad tracks on one side and a four-lane highway on the other, Pleasant Valley offers a glimpse of El Paso’s past and evidence of its progress. This central section of Mission Valley was built on old farmland, and some residential areas still have a rural vibe. But commercial activity has grown to a steady hum on thoroughfares like North Loop Drive, which borders one edge of the neighborhood. “It’s quite a bit of a mix,” says Charlie Clark, broker and owner of Century 21 Clark Brothers. “Those were some of the earlier settlements in El Paso, but some high-end developments have been made in the last 50 years. On the major streets, you’re going to have restaurants, retail, some mom-and-pop shops.”

Brick ranch-style homes from the 1970s

Most properties in Pleasant Valley are brick ranch-style and mobile homes, with a few multiunit builds in the mix. Buyers can expect close neighbors, but some houses include several acres — a nod to the neighborhood’s agricultural past. “It’s going to be at the low end of the spectrum in the market,” Clark says. “These would be houses predominantly from the ’70s.” Prices do trend low by El Paso standards, averaging $125,000 to $275,000 for a single-family home and $350,000 to $600,000 for duplexes and other multiunit investment properties. This might be why houses typically sell within 30 days, as opposed to the national average of 44. However, while prices might be lower than the national average and below the average range for the city, they’re on par with nearby Mission Valley neighborhoods like Pendale and Colonia del Valle.

Groceries and fast-food options on North Loop Drive

Tacos Don Cuco is a regional chain dishing up barbacoa and al pastor from a funky spot on North Loop Drive. Also in the neighborhood is DM Jessies, a cash-only roadhouse where locals drink beer and shoot pool. Fast-food options abound at the intersection of North Loop and North Yarbrough Drive, where Walmart Neighborhood Market is located. Tigua Village II is a shopping center on North Yarbrough that features beauty salons, cell phone stores and financial services. The shopping center sits next to El Hut Café, which serves breakfast and menudo all day, with more Mexican specialties rounding out the menu at lunch and dinner.

Days at Del Valle High School

Kids in Pleasant Valley start at Mission Valley Elementary School, which earns a B from Niche. Next comes the C-plus-rated Del Valle Middle School, then Del Valle High School, which earns an A-minus. Students interested in business and marketing take advantage of the Multinational/Multimedia Business Magnet School, offered within the Del Valle High campus. Marion Manor Park is the place to get moving

The neighborhood abuts Marion Manor Park, a public recreational space near the railroad tracks. An exercise trail loops around the perimeter, passing young trees, a playground and tennis and basketball courts. Plenty of open space is available for picnicking, casual games or just running around.

Close to I-10 and the U.S.-Mexico border

The neighborhood is centrally located within the Mission Valley, with Sun Metro buses providing access to the rest of the area. Being 10 miles from downtown El Paso and 8 miles from El Paso International Airport, Pleasant Valley is a car-dependent neighborhood. The nearest hospital is Del Sol Medical Center, 2 miles away on the other side of Interstate 10. Although the Cesar E. Chavez Border Highway and the U.S.-Mexico border are only about a mile and a half away, it’s a 5-mile drive to the nearest border crossing at Puente Zaragoza.

Catholic Diocese of El Paso

Dense copses of willow and pine provide shade to the Catholic Diocese of El Paso. The headquarters of the religious organization occupy a large swath of land on St. Matthew’s Street in the neighborhood’s northeastern corner. Established in 1914, the diocese owns the three historic missions on El Paso’s Mission Trail: the Ysleta and Socorro Missions and San Elizario Presidio Chapel. These missions symbolize the heritage of the Native Americans and Hispanics who have made their homes in Texas for centuries.

Things to consider

According to the American Lung Association, El Paso’s air quality ranks among the worst in the United States. This is particularly true in neighborhoods closest to the border, where long lines of idling traffic form at checkpoints regularly, contributing to the area’s ozone pollution.
