Ranch-style homes in a fast-paced market with an expansive atmosphere
Homes here sell quickly, averaging only two weeks on the market. For comparison, the national average for a home listing is about 45 days. Many homes date from the midcentury; the neighborhood’s median build year is 1954. While mostly ranch-style layouts, a few split-levels are scattered throughout the area. “Families often stay here a long time, and those homes may need renovation,” Musshorn says. Homes requiring updates and TLC can cost between $100,000 and $150,000, while move-in-ready properties run from about $170,000 to $210,000. The neighborhood is a mix of renters and owners, with owners making up a slight majority. The area feels expansive and open, with wide streets and sidewalks, small trees, shrubs, palms and views of the distant Franklin Mountains to the west. Students who live on or north of Wilcox Drive can attend Sageland Elementary School, which Niche rates a B-plus. North Loop Elementary School serves the rest of the neighborhood and earns a B. Bel Air Middle School also scores a B, and Bel Air High School earns a B-plus. Bel Air is home to a healthcare preparation program that provides students with experience in their choice of seven career pathways in that industry, including dentistry, EMT training, pharmacy work and veterinary services. All these schools are in the Ysleta Independent School District, which Niche ranks as the top public district in El Paso. Downtown El Paso is about 9 miles away via Interstate 10, which runs along the neighborhood’s northern border. Texas Route 20, or Alameda Avenue, runs south of the neighborhood. El Paso International Airport is about 5 miles north. Buses stop along Hunter Drive and Phoenix Avenue, though this area is considered car-dependent, and residents will probably want regular access to a vehicle. Del Sol Medical Center is under 2 miles away, just across I-10.Lionel Forti Park and Ascarate Park host all kinds of activities
Locals can head to Lionel Forti Park in the neighborhood’s southeast corner to play a round of disc golf, play softball or baseball on the fields or splash around at Chapoteo Water Park. “Chapoteo Water Park is a great feature,” Musshorn says. Ascarate Park is about 5 miles east and is El Paso’s largest public park at 400 acres. Residents can play a round of golf, boat and fish on the lake, or enjoy the aquatic center there. Officer David Ortiz Park includes a rec center and Carolina Skatepark.Shopping along Interstate 10 and lots of authentic Mexican cuisine
Interstate 10 is a shopping hub, with box stores and chains along the stretch of highway near Ranchland East. Cielo Vista is an upscale mall along I-10 as well. Nearby Mexican restaurants include El Cometa, Birria Culiacan and Gabriel’s Restaurant and Bar. “The Hamburger House is pretty well known in that area,” Musshorn says. Food City Ranchland is a nearby grocery store, just across Hunter Drive. El Super and Sprout’s Farmer’s Market are just across I-10 for additional grocery choices.Holiday lights and live music downtown
Downtown El Paso hosts a number of events. “In the summer, they have El Fresco nights downtown,” Musshorn says. The music series brings bands, food trucks and vendors to the Convention Center Plaza throughout the summer. Ascarate Park also hosts a holiday light display. “You could meet Santa on the lake,” Musshorn says. “It was really cute. And downtown has a holiday parade, too. All the cars are decorated with lights, and the tree is lit.”
