Relative affordability and convenience in El Paso’s Ranchland West
Ranchland West is a neighborhood in El Paso, Texas, between Interstate 10 and the United States-Mexico border. The area lives up to its name, as ranch-style homes are the most common style built midcentury. A low price point contributes to a fast-moving market, with a mix of move-in-ready properties and those needing investment. “People are revamping things here, but the homes stay at an affordable price point for first-time home buyers,” says Tracy Musshorn, a Realtor with Majestic Realtors. The area is close to parks and aquatic centers, shopping along the interstate, and authentic Mexican food. “There are Mexican restaurants everywhere,” Musshorn says. “And they’re all really good.”
Just North of the Mexican Boarder, Ranchland West is an affordable residential community.
As one might assume, ranch-style homes are the most common housing in Ranchland West.

Ranch-style homes from the midcentury in a fast-moving market
The median year built here is 1958. On average, homes here sell within 15 days on the market, which is more than three times faster than the national average. Ranch-style homes are the predominant style. Prices range from $145,000 to $255,000 for most homes. Outliers may include homes needing rehab work, which can cost about $110,000, or investment properties like front/back duplexes, which can cost around $270,000. Homes allow off-street parking in attached garages or carports. Low stone walls run alongside sidewalks and wide, open streets. “We’re known for our rock wall landscaping here,” Musshorn says. Shrubs and small trees dot small yards, some grassy, others gravel or concrete. On clear days, some streets have views of the Franklin Mountains. “The mountains are really beautiful,” she says.

Ysleta schools earn good marks and Bel Air High offers healthcare career paths
Niche rates Ysleta Independent School District as the top district in El Paso. It earns an A-minus grade. Students in this neighborhood can attend Sageland Elementary School, which scores a B-plus. Bel Air Middle School scores a B, and Bel Air High School earns a B-plus. The Center for Health Professions at Bel Air High lets students apply to study one of seven pathways in healthcare professions, including pharmacy, EMT and dental tracks. El Paso Community College’s Valle Verde Campus is a few blocks south of the neighborhood.
Bel Air Middle School serves students in seventh and eighth grade.
Bel Air High School has offered over six decades of education and growth.

Interstate 10 connects Ranchland to the rest of the city
Interstate 10 runs just north of this area, and residents can hop on it via Hunter Drive to make the 9-mile trip to downtown El Paso. Residents can catch a bus along Hunter Drive and a few other streets. El Paso International Airport is 4 miles north. The Del Sol Medical Center is under 3 miles away, on the north side of I-10. Those living in Ranchland West tend to rely on cars to get around.
I-10 provides locals an easy route to the surrounding areas.

Aquatic centers, skateparks, disc golf and more at nearby parks
Residents can head to Lionel Forti Park to play on sports fields or enjoy a game of disc golf. Chapoteo Water Park, also at Lionel Forti, provides a spot to cool off from the relentless El Paso summer heat. “In the older neighborhoods, the water parks can sometimes be a little run-down, so it’s nice that this one is a little newer,” Musshorn says. Officer David Ortiz Park is home to the Carolina Skatepark and a recreation center. The 400-acre Ascarate Park is El Paso’s largest public park. It has an aquatic center, a golf course, and a 48-acre lake for fishing and boating.

Shopping and dining choices abound near Interstate 10
Food City Ranchland is a grocery store in the northeast corner of the neighborhood. Sprouts Farmers Market, big-box stores and retail chains sit just across Interstate 10. Cielo Vista Mall has high-end retail about a mile east on I-10. Numerous Mexican restaurants near Ranchland West include El Cometa and Birria Culiacan. Hamburger House is another popular local spot. “Everyone goes there,” Musshorn says. “It’s well-known with the locals.”

Holiday events and summer music downtown
El Fresco Music Series in downtown El Paso is a popular summer concert series. “There’s live music, dancing, and all sorts of vendors,” Musshorn says. Ascarate Park hosts a holiday light display in winter. “There were lights, fake snow, and a bunch of places to take pictures with kids,” she says. There is also a winter parade downtown, in which the parade cars are decorated with lights. “We went last year, and it was really lovely,” she says.
