Architectural pioneering in El Paso’s Mission Valley
Rosedale Farms is one of many Mission Valley neighborhoods that grew up around El Paso farmland in the mid-20th century. Remnants of the past are visible in the strip of railroad track that borders the residential area and the patches of undeveloped land that remain. Around the Great Depression, the neighborhood was billed as a utopian society where residents could plant gardens, keep cows and chickens and avoid high city taxes. By the 1950s, developers were moving away from the agricultural angle, instead marketing the neighborhood as a modern, upscale residential area. In 2020, the Humanities Collaborative at the University of Texas El Paso, which focuses on humanities research in the border region, attempted to put the neighborhood on the National Register of Historic Places. Though established later than historically protected neighborhoods in the downtown area, Rosedale Farms helped integrate new architectural styles — such as Spanish Colonial Revival and Pueblo Revival — into the El Paso landscape.

Most residential properties are concentrated in the neighborhood’s central section, where thickets of dense trees are interspersed with cleared vacant lots. “There’s a lot of land there,” says Ron Rangel, Realtor with Diligent Real Estate Group. “You buy a house, and you can get a lot that’s over 10,000 square feet.” Ranch-style homes dating to the 1950s peek out from beneath the tree canopy. Prices for these homes are on the lower end of the spectrum for the neighborhood, typically ranging from $125,000 to $250,000. “You can find a house for $150,000 to $175,000, but it will probably need work,” says Karina Chaparro, a Home Pros Real Estate Group sales associate. Small Pueblo Revival-style homes might cost $150,000 to $250,000, while larger Spanish Colonial Revival-style builds with stucco walls and arched windows sell for $250,000 to $500,000. These prices are fairly typical for Mission Valley but low compared to what buyers expect to spend in El Paso in general — which could help explain why houses tend to sell in 25 days, compared to the national average of 44.

Home of Ramona STEM Academy
At Ramona STEM Academy, elementary students learn about coding through programs that teach logic, design and analysis. The school is right in the neighborhood and earns a Niche grade of B-plus.
