Living in the lower valley of Rosedale
One of the first things Jazmin Escamilla-Wiest noticed when she moved to Rosedale four years ago was how active it was. A small neighborhood of just around 700 residents south of El Paso Community College’s Valle Verde campus, Rosedale is an outgoing community of people who can often be found out and about walking their dogs or riding their bikes. “If you go over and say hi to a neighbor, it’s not going to be a quick drive-by,” Escamilla-Wiest says. “They’re going to invite you in, offer a drink or maybe even invite you over for dinner if you show up unexpectedly.” With low-cost housing, large lawns and public transit, everyone pitches in to make Rosedale a special place to live in the lower valley.
Rosedale sits just north of the Mexican Boarder and Southeast of Downtown El Paso.

Bus routes to Northeast and Downtown El Paso
Sun Metro has multiple bus stops posted alongside Farm-To-Market Road 76 between the neighborhood and college. The Mission Valley route takes passengers 15 miles past Fort Bliss into Northeast El Paso, while connecting services run 6 miles north to the El Paso International Airport. Both North Loop routes run 8 miles west into Downtown El Paso, and the Bordeaux route runs 7 miles southeast to Colonial Del Valle by the city boundaries. The closest 24-hour urgent care is 2 miles northeast at Del Sol Medical Center.
Drive just a few minutes down the road to Downtown El Paso.

Older homes and affordable prices
Many of the houses in Rosedale are older homes from the neighborhood’s peak construction period in the 1940s. One-story houses have brick, stucco and concrete exteriors with pebble lawns and grassy patches, as well as metal fences and stone accents. Most properties are going to have at least one-acre lots while larger homes are going to have additional amenities such as balconies and fireplaces. Home prices are well below national averages between $120,000 and $400,000.
Midcentury brick and stone ranch-style homes can be found in Rosedale at an affordable price.

Shopping and dining by Interstate 10
Rosedale has limited dining options within the neighborhood itself. Most local dining consists of Mexican and fast-food restaurants located to the west alongside Alameda Avenue. Instead, many prefer to drive 3 miles north to the many shopping centers that populate Interstate 10. Big box stores include Macy’s, Barnes & Noble and TJ Maxx, while local grocery stores include Walmart, Sprouts Farmers Market and Sam’s Club.
Stop by TJ Max or one of the other nearby major box stores in the area.
Buy fresh produce and groceries at the local Sprouts Farmers Market.

Parks, pools and playgrounds around Franklin Drive
Stiles Park is located on the west side of the neighborhood and has a covered playground, a walking loop and a soccer field. The David Ortiz Recreation Center is less than a mile east of the neighborhood and has a skatepark along with an indoor basketball gym. While both recreational options are available to the neighborhood, Escamilla-Wiest says most residents will instead host small events at their private community park by Franklin Drive, which also has a pool and a small playground. “We have Fourth of July picnics, we have Veteran’s Day, we have fall festivals,” Escamilla-Wiest recalls. “We have the luxury of our own little haven within Rosedale.”

A direct path to El Paso Community College
Rosedale’s educational pathway starts at Ramona STEM Academy, which has a makerspace lab and an A-minus rating on Niche. Riverside Middle is 2 miles southwest by the Mexican border and earned a B-minus, while Riverside High has a career technical education program and a B. After students graduate, they have the option to go to the El Paso Community College’s Valle Verde campus less than a mile north. “It’s awesome because children from our community can just walk across the street to go to college,” Escamilla-Wiest says.
