Stiles Garden is a mixed-use neighborhood in El Paso with everything from single-family homes to industrial buildings and shops. Midcentury ranch-style homes sell for relatively affordable prices here. “The homes are older, so they have good bones,” says Tracie Musshorn, a Realtor with Majestic Realtors. Close to several major thoroughfares, including Interstate 10 and the Cesar Chavez Border Highway, residents can get around El Paso with minimal fuss. Neighborhood restaurants and proximity to Ascarate Park, El Paso’s largest, are two more important features of the neighborhood.

Older ranch-style homes at comparatively affordable prices
Stiles Garden is a mixed-use area with everything from single-family homes to industrial buildings and shops. Most houses are small, one-story ranch-style homes. Prices range from about $100,000 for a fixer-upper to $185,000 for a move-in-ready property. Homes spend about a month on the market here, so listings sell faster than the national average. The median year for construction is 1949. In the more residential pockets of the neighborhood, houses lie along wide streets with sidewalks and low stone walls or chain link fences. Small trees and shrubs line the streets. “El Paso is known for the heat,” Musshorn says, and yards are often turf or gravel due to that. “Everyone is switching to turf because keeping grass green is so expensive,” Musshorn says.

Interstate 10 connects the neighborhood to downtown El Paso
This area is about 8 miles east of downtown El Paso and 4 miles south of the El Paso International Airport. Residents can hop on Interstate 10 by heading 2 miles north on Hawkins Boulevard. Texas Route 20, or Alameda Avenue, runs south of the neighborhood. Buses serve North Loop Drive. The neighborhood is car-dependent, so residents will most likely want a vehicle. Del Sol Medical Center is under 4 miles away, just across I-10.

Authentic Mexican cuisine and shopping along Interstate 10
El Paso is known for authentic Mexican cuisine. “You’ve never had Mexican food like this,” Musshorn says. “It’s amazing. Amazing.” Birria Culiacan and Rafa Burritos are two neighborhood Mexican restaurants. Zandunga Bartina & Ceviche serves Mexican style seafood. Kamikaze Bar is a local watering hole. Chain stores and restaurants line the northern side of Interstate 10, about 2 miles away, and Cielo Vista Mall, with upscale retail choices, is also along I-10. The Food King on Alameda is about 2 miles away, and Food City Ranchland is about 3 miles in the other direction. There’s also a Sprouts Farmers Market off I-10.

Small and large parks offer all sorts of recreation
Stiles Park is a small neighborhood spot with play equipment and shade trees. Officer David Ortiz Park is home to the Carolina Skatepark. “It’s big in the skate world,” Musshorn says. The park also offers a rec center. West of the neighborhood sits the expansive Ascarate Park complex. The park is 400 acres, and includes a lake, a golf course and an aquatic center. “People go there to fish or have a calm walk,” Musshorn says. The El Paso County Healing Garden, a recent addition to the park, honors the lives lost in the 2019 shooting.

A highly rated elementary school and a healthcare profession program
Ramona STEM Academy is the neighborhood elementary school. It earns an A-minus from Niche. Bel Air Middle School earns a B, while Bel Air High School scores a B-plus. Bel Air High is home to the Center for Health Professions, where students can gain experience in seven different healthcare areas, including medical billing, veterinary services, dentistry and physical therapy. For adult learners, El Paso Community College — Valle Verde Campus is just east of the neighborhood.

City events are close at hand for Stiles Garden residents. “Ascarate Park does a big light show during the Holidays,” Musshorn says. Residents can head downtown for the Sun City Beer Fest or the long-running Viva! El Paso show, which celebrates El Paso’s diverse cultural and historical influences.
