Sunset offers large lots in El Paso’s Upper Valley
Nine miles northwest of downtown El Paso, the Sunset neighborhood sits right on the Texas-New Mexico border and offers larger lots only a few minutes from Interstate 10, providing easy access into the heart of the city. “Sunset is in the Upper Valley of El Paso, which is very green – that’s why people like that area,” says Realtor Sue Jane Woo with Sandy Messer and Associates. “People move out there because they want the land. It’s also close to I-10, so getting on the highway is easy, and close to shopping, restaurants and the New Mexico border. People really stay in those houses for a long time. It’s not an area that moves around a whole bunch.”
Ranch-style and Pueblo Revival homes
Sunset has entirely single-family homes, about 90% of which are occupied by their owners. “It’s very private,” Woo says. “Some of the lots are half-acre to maybe 4 acres. You’re not on top of each other, except for the part that’s New Mexico, which has smaller lots and smaller houses." Indeed, portions of the neighborhood are on the other side of the Texas-New Mexico border. Woo says the most popular homes are waterfront, on the Texas side. "On Gary Lane, there’s a lake, and there are houses that back up to the lake. Everybody loves those houses, but they hardly go up for sale.” Sunset has primarily ranch-style and Pueblo Revival homes, with some Spanish-influenced new traditional homes mixed in. Recent sale prices in the neighborhood range from $235,000 to $750,000. Sunset has a 2 out of 10 CAP Index Crime Score, below the national average of 4.
Highly rated schools in El Paso Independent School District
Students in Sunset can attend schools in El Paso Independent School District, which gets an overall B-plus grade from Niche. They can start at the A-minus-rated Zach White Elementary School or the B-minus-rated Haskins PK-8, which is the neighborhood’s assigned middle school. Then, they can continue to the A-minus-rated Coronado High School. Coronado offers the International Baccalaureate program, dual credit and P-TECH options, including STEM, public service and business and industry.
Parks, a summer camp and remains of an ancient civilization
Less than a mile east, Braden Aboud Memorial Park is a large city park with playgrounds, a splash pad, sports fields and a skate park. A mile away, Keystone Heritage Park is a nearly 60-acre space with a desert botanical garden, protected wetlands and the remains of a 4,500-year-old civilization, which National Geographic Magazine recognizes as one of the oldest and largest villages like this remaining in the United States. The neighborhood’s north end is home to YWCA Mary Ann Dodson Camp, which hosts summer activities for children.
Grocery stores and local and chain restaurants
Residents can get groceries from Walmart Neighborhood Market or Vista Market, both of which are about a mile and a half away. Popular nearby restaurants include Don Carbon, known for its mesquite grilled chicken; La Taqueria Tradicional, an authentic Mexican taco shop with a full bar and TVs; and State Line, a branch of the Texas-based barbecue chain The County Line. The neighborhood’s also close to national chains like McDonald’s, Wingstop and Twin Peaks.
Taking Interstate 10 to downtown El Paso
Sunset is a car-dependent neighborhood in the Upper Valley of Sunset, 9 miles northwest of downtown El Paso. “If somebody has to go on the freeway to get to work, it only takes five minutes to get to I-10 from there, so that’s the convenience of that area,” Woo says. “Without traffic, it’s like 15 minutes to downtown El Paso.” The neighborhood’s nearest medical center is Premier Specialty Hospital of El Paso, 7 miles south. When traveling out of town, residents can fly out of El Paso International Airport, 16 miles east.
