The Willows is a sought-after residential neighborhood defined by an attractive natural setting in the shadow of the El Paso's Franklin Mountains. This picturesque community on the city’s western edge features a lake -- a rarity in this arid, high-desert climate. “It’s a great neighborhood for the professionals and the business owners because the property values are good,” says Patrick Tuttle of Coldwell Banker Heritage Real Estate. “I think you get a lot of bang for the buck. You have wider lots, and from a visual aspect, it’s fantastic, with flowering trees and landscaped medians. You just don’t get that in other neighborhoods, and that’s because of the water.”

The neighborhood features the luxury of waterfront living

The neighborhood’s defining feature offers a residential luxury few in west Texas get to experience. “We don’t have a lot of waterfront properties in El Paso, that’s for sure,” says Tuttle, who sells homes throughout the city. Tree-filled greenways running the length of extra-wide streets add to the neighborhood aesthetic. Spacious lots feature large driveways and backyards with room for pools. Spanish Revival is the dominant architectural style among large homes that range in price from around $600,000 to more than $2 million, depending on size and location. “About 98 percent of the properties are spec built, and then there a few customs,” Tuttle says. HOA fees are typically under $100. Those who live on the lake enjoy the added benefit of relief from El Paso’s hot, dry summers.

Country club recreation is just minutes away

El Paso Country Club, the oldest private club in west Texas, is minutes away in a neighboring community. Its 18-hole, par-71, course winds its way through the landscape for nearly 6,800 yards. “Because there is higher income and more disposable income in the 79922 zip code, and The Willows in particular, more people from the neighborhood will be members of the country club,” Tuttle says. Braden Aboud Memorial Park is located on the other side of the neighborhood. The community green space features a seasonal splash pad, a skate park and a baseball field among its amenities. Western Playland is an amusement park about 3 miles away, just over the New Mexico border. The adjacent Sunland Park Racetrack & Casino provides more adult activities.

I-10 provides easy access to stores, restaurants

West Ten Center and The Shoppes at Solana are popular destinations among the many retail, dining and entertainment options concentrated around Interstate 10 and State Highway 20 just a few miles away. Big-box retailers and grocery stores include Walmart, Sam’s Club, Target, Whole Foods and Albertsons. The Silo Bar, Aki Sushi and Ardovina’s Pizza are featured eateries even closer to the neighborhood along Doniphan Drive. Even more diverse shopping, dining and entertainment options can be found in downtown El Paso.

Students can attend top-rated elementary and high schools

Younger students can attend Zach White Elementary School, which earns an A-minus from Niche. Another option is Don Haskins PK-8, a relatively new school rated B-minus by Niche. It was created by consolidating three former schools -- Lincoln Middle, Roberts Elementary and Bond Elementary. Older students can attend Coronado High School, also rated A-minus. Coronado High offers the prestigious International Baccalaureate Programme.

Travel is relatively easy in west El Paso

Nearby Interstate 10 provides direct access to several local points of interest, including the closest medical center, the city’s downtown district and its airport. Travel, in general, is relatively convenient. “It’s typically easier to get around in west El Paso,” says Tuttle, who adds that The Willows is a part of an area that is one of the city’s least crowded. The Hospitals of Providence Transmountain Campus is 8 miles away. Downtown El Paso, a vibrant cultural hub on the Mexican border, is less than 10 miles away. El Paso International Airport is about a 17-mile drive.

The neighborhood’s CAP Index score of 2-out-of-10 is below the national average.
