El Paso’s eastward expansion into Vista Del Sol
Vista Del Sol is a mixed-use residential neighborhood in El Paso that emerged from one of the city’s most significant development periods. During the 1950s, East El Paso saw a population surge following World War II, with new houses, schools and manufacturing jobs coming to the area. Vista Del Sol is the result of all that development; today, shops, restaurants and offices stand throughout the 3-mile stretch of the community. “There’s lots of commercial development,” Century 21 broker Charlie Clark says. “You’ll find many businesses up and down Lee Trevino Drive.” With a centralized location, local parks and a variety of housing options – not to mention the nearby commercial development – residents are just a few steps away from everything they need in Vista Del Sol.
Spacious homes built in the 1970s
Houses are split into two distinct areas here, sitting on both the east and west sides of Lee Trevino Drive lining sidewalk-lined parallel streets. Properties here typically feature large driveways and gravel lawns with landscaped bushes and evergreen trees. Single-family homes in Vista Del Sol generally have more square footage and acreage than the national average; the average home here exceeds 2,000 square feet, and the median lot size is over 10,000 square feet. And the neighborhood’s history is reflected in the construction buyers will find here, as home ages span several decades. “Vista Del Sol is one of the largest subdivisions in the county,” Clark says. “You’re going to have houses built back in the mid-'70s, and then you have some new construction on the other side.” While there are some two-story and split-level homes in the neighborhood, ranch-style houses are the norm in Vista Del Sol, with brick and stucco representing the most common exterior choices. Many houses have in-ground pools and extra space to park for residents to park RVs, boats or other vehicles, with prices ranging between $250,000 and $450,000. Most townhouses and condos are found on the west side and vary in price from $130,000 to $270,000
Three school districts with open enrollment
Vista Del Sol is zoned for three school districts with open enrollment, which allows students to go to their school of choice in any of the three districts. “If you live in the El Paso school district, you can send your kids to the Ysleta school district, and the kids from Ysleta can go to Socorro, or Socorro can go to El Paso,” Clark says. Vista Hills and Tierra Del Sol Elementary are located within the neighborhood’s west and east sides, respectively. Vista Hills earns an A-minus from Niche and Teirra Del Sol earns a B-plus. B-rated J.M. Hanks Middle School has STEM labs and collaborative spaces, and students at A-minus-rated J. M. Hanks High School can earn up to 60 college credit hours through a partnership with El Paso Community College. St. Raphael School, which is not yet rated by Niche, has taught kindergarten through eighth-grade students since the 1980s.
Shopping between Montwood Mall and The Pavilions
Vista Del Sol has many shopping centers throughout the neighborhood. Fast-food chains and family-style restaurants populate the Vista Hills Shopping Center, which also has a Hallmark gift shop and Food King grocery store. The Pavilions on the east end is anchored by a Ross and Dollar Tree, with surrounding shops including Target and Papa’s Fruit Store. Great American Steakburger has been serving its signature half-pound burgers for 40 years in the Montwood Mall on the west end, where shoppers will also find an Ace Hardware, Melrose Family Fashions and Albertson’s grocery store.
Local parks within walking distance
There are several parks around the area that are within walking distance from the community. Reese McCord Park is directly south and has a basketball court and baseball field, while Travis White Park has a covered playground and disc golf course. John Lyons Park is east of the neighborhood and has a dinosaur-themed playground. Youth sports teams like to meet up at John Lyons Park to the north to play soccer and flag football.
A walkable community with Sun Metro transit
Vista Del Sol is at the center of a triangle created by state Highway 375 to the east, U.S. Route 62 to the north and Interstate 10 to the south, so residents here have convenient access to any of those three thoroughfares. However, because of the neighborhood’s proximity to so many amenities, residents of Vista Del Sol may find they don’t need to drive as often as they would in other parts of the city. The neighborhood is fully built out, with sidewalks throughout the residential areas and nearby shopping centers. Additionally, multiple Sun Metro Mass Transit stops along Montwood and Trawood Drives help residents get around the greater East El Paso region. The Hospitals of Providence Emergency Room is located on the far east side and is open 24 hours. The El Paso International Airport is around 6 miles northwest via U.S. Route 62.
