Vista Hills has a central location and spacious HOA-free houses
When Vista Hills Country Club closed in 2018, it left behind an established community of houses that are now HOA-free. The East El Paso neighborhood, still known as Vista Hills, may no longer have homes that overlook active fairways, but it's still central to main thoroughfares, schools, parks, shopping, dining and other conveniences. Denise Weber, a local and experienced Keller Williams Realtor, says homebuyers look to Vista Hills for a little breathing room. Compared to surrounding neighborhoods, properties here are more spacious and expensive. “Around the old golf course, especially,” Weber says. “Those houses were once really sought after and are still gorgeous today.” The neighborhood might look a little less uniform than it once did as renovations and remodels bring in new designs. Still, its mature, high-desert greenery and gravel front gardens remain meticulously maintained.
A range of ranches on spacious lots
Vista Hills was primarily developed in the 1970s with brick ranch-style homes. “Everything was brick then,” Weber says. “Stucco came in pretty late, closer to the ‘80s.” Stucco siding and arches are popular features among the neighborhood’s Spanish eclectic homes. Houses with floor plans measuring less than 3,000 square feet range from almost $200,000 to just over $400,000. Larger homes come on the market less frequently, roughly listing between the high $400,000s and the mid $800,000s. Vista Hills also has a smattering of townhouses and condos, priced between the mid $100,000s and high $200,000s. While most of the neighborhood is HOA-free, multifamily communities are managed by an HOA.
East-side and west-side students attend the same middle and high schools
Vista Hills is served by the Ysleta Independent School District, named for a Tigua town that El Paso annexed to its southeast in the 1950s. Many homes on Vista Hills’s west side are zoned for Vista Hills Elementary, graded A-minus on Niche, while those on the east side are zoned for Tierra Del Sol Elementary, graded B-plus. All students in the neighborhood may attend Hanks Middle, graded B, and J.M. Hanks High, graded A-minus. Partnered with El Paso Community College, the high school offers a dual-enrollment program, so participating students can earn their high school diploma and associate’s degree simultaneously.
Shopping, dining and healthcare options in and around Vista Hills
Strip malls and other conveniences sit across the street from each other at various intersections, so a range of conveniences can be found both in and around the neighborhood. Local doctors’ offices and chains like Whataburger are at the junction of Trawood Drive and Lee Trevino Drive, along with Hudson’s Grill, a family-owned staple that’s served Tex-Mex since 1986. Food King is just up the road at the Montwood Drive and Lee Trevino Drive intersection. Albertsons and Target are also nearby. The closest emergency room – the Hospitals of Providence Montwood Emergency Room – is about a mile away.
Reese McCord Park to the west and John Lyons Park to the east
Although sidewalks line every street in Vista Hills, Weber says she typically only sees pedestrians around Reese McCord Park, less than a mile down the street from the Loya Family YMCA. The park is a short walk from homes on the west side. It has ample green space, a playground and facilities for soccer, basketball and baseball. East-side residents are closer to John Lyons Park, home to a walking loop that encircles a multipurpose field, basketball courts, playgrounds and a sand volleyball court. A large, picnic-perfect pavilion centers the amenities.
Proximity to Interstate 10, the airport, downtown and the border
Sun Metro bus stops line main roads like Montwood Drive, though Weber says most residents commute by car. The neighborhood is around 5 miles from a ramp onto Interstate 10, less than 10 miles from El Paso International Airport and less than 15 miles from downtown. The heart of Ciudad Juárez in Chihuahua, Mexico, is about 20 miles away. The Bridge of the Americas, one of six local border crossings, connects to a direct route.
