One of southern Maine’s earliest shipbuilding towns

Initially settled in 1623, Eliot is one of the oldest communities in Maine. Colonists picked the area for its proximity to the Piscataqua River as a harbor, where shipbuilders utilized the abundant timber. Many of East Eliot’s trees remain, and now, residents can enjoy the rural landscape and expansive property lots. Amenities are available outside of town in nearby Kittery or across the state line in Portsmouth, New Hampshire. “People come for the neighborhood’s proximity to Portsmouth; residents commute there and to different surrounding towns or visit the beaches since the coast is close by,” says Realtor Ali Goodwin with eight years of experience with Keller Williams Coastal and Lakes & Mountains Realty. The neighborhood has a CAP Index Crime Score of 1 out of 10, which is significantly lower than the national average of 4. Many Bostonians and New Yorkers migrate north to East Eliot to escape from city life and slow down the pace.

From condos to farmland

A drive through East Eliot reveals winding roads through forested expanses, and neighbors can feel a sense of seclusion. The largest options offer space for additions and agriculture. “East Eliot is a bit of a farming community," Goodwin says. "People use their land for agricultural farming and hobby farming.” Apart from a few condo complexes and groups of manufactured homes, the market mostly consists of single-family properties. Architecture ranges from farmhouses and Capes to ranch-style homes and 18th- and 19th-century colonials. Single-family prices run from $400,000 to over $1 million, depending on lot size, and one-bedroom condos sell in the $300,000 range. Manufactured housing in need of revitalization starts as low as $20,000, and those with more space and renovations can reach $450,000.

Forest and farmland sandwiched between river and East Coast shores

The Goodwin Forest features 81 acres with hiking and snowshoeing trails through dense tree cover, where residents can spot ponds and creeks diverted by beaver dams. Hunting is allowed in Goodwin Forest during certain seasons. In the fall, locals of all ages can visit Zach’s Corn Maze, a farm with a hayride and pumpkin patch. Each fall, the community also gathers for the Eliot Festival Days 5K and parade at Frost Tufts Park. The event has over 50 vendors, live music and games for kids. People also visit this park for its trails, sports fields and playground. East Eliot sits within 10 miles of York Harbor and Seapoint beaches. The Piscataqua River is under 5 miles away for fishing, swimming and paddle boating. Golfers can head right next door to Ledges Golf Club’s 18-hole course.

Students can attend B-rated Regional School Unit No. 35

Prekindergarten through third graders can begin their education at Eliot Elementary before attending Marshwood Great Works School for fourth and fifth grade. Both elementary schools earn B grades on Niche, and Marshwood Middle has a B-plus. Marshwood High scores a B and offers a Gifted and Talented program for students who excel in studies beyond their age group.

Getting around Eliot by car and access to Portsmouth health care

Residents rely on personal vehicles rather than public transportation. Commuters can reach Interstate 95 within about 5 miles and get to Portland in under an hour. Portsmouth International Airport is a 10-mile drive south, and travelers can also choose Portland International Jetport, under 50 miles away. Maine State Route 101 and I-95 lead to health care in Portsmouth.

Local taverns and tax-free shopping in Portsmouth

The organic Sturgeon Creek Farm sells vegetable seedlings, farm-raised chickens and turkeys and seasonal fruits. They also harvest honey, raise a variety of farm animals to visit and offer garden consultation services. For big-box grocery and department stores, Goodwin says, “East Eliot residents tend to shop in York, Kittery and Portsmouth.” The Kittery Outlets are just outside the neighborhood for retail, and Portsmouth has a Walmart, Whole Foods and BJ’s Wholesale Club within 8 miles. Shoppers who go to Portsmouth can reap the benefits of no New Hampshire sales tax, as well. Small, independently owned restaurants nearby include the 207 Tavern, a dive serving draft beers and house-special burgers. Stop N Go is a convenience store with a small restaurant called Route 236 Variety Grill, which cooks up hot cheesesteaks and hot dogs. The Grill is half a mile down the street from Raitt Ballfield, so parents can grab concessions here before heading to a little league game.
