The North Side's front door
Located just across the Johnson Street Bridge from downtown Elkhart, Beardsley is a quiet residential neighborhood where residents can take advantage of their proximity to multiple parks and downtown amenities – not to mention the Upper Saint Joseph River. The Saint Joe is directly accessible from a canoe and kayak launch along the neighborhood namesake East Beardsley Avenue. “It’s just a great location central to downtown Elkhart,” says Elkhart homeowner Mark Krol.

The heart of downtown is little more than a mile from the neighborhood – roughly a 5-minute drive. And those looking to travel further afield have a 3.5-mile straight shot to the Indiana Toll Road, which leads 110 miles west to Chicago. The Interurban Trolley Blue Line also makes a stop in the neighborhood at the corner of Beardsley and Johnson.

Elkhart's best fishing hole beckons
Pulaski Park and High Dive Park are both just minutes from Beardsley on the north side of Saint Joseph River. Pulaski Park connects via footbridge with Island Park, which hosts annual events such as EnviroFest and the Rhapsody Arts and Music Festival. High Dive Park, still named for a long-gone platform diving board that was once its trademark, has a lagoon that is one of Elkhart’s premier fishing holes. “Everyone who fishes comes to High Dive because all the fish come in from the Saint Joe River and feed into that area,” says Elkhart Parks and Recreation superintendent Jamison Czarnecki. “It's literally fishing in a barrel sometimes. It's ideal for anybody who wants to feel like they're a good fisherman.”

Old homes with good bones
Most houses in Beardsley were built from the early-to-mid 20th century and feature a wide range of styles, including bungalow, ranch and Craftsman. Several of these houses are fixer-uppers ranging from $50,000 to around $145,000. But most neighborhood homes have been kept in good shape. These turnkey houses range between $150,000 to $260,000. “It’s just well-built, older homes that have been maintained,” Krol says. “It’s a great family neighborhood where many people have lived for years.”

Neighborhood grade school a plus
Beardsley’s family-friendly reputation is in part due to its being among the handful of Elkhart neighborhoods that still have a grade school — Beardsley Elementary. Students move on to C-rated North Side Middle and B-minus-rated Elkhart High.

Major Elkhart events minutes away
Elkhart’s biggest events are easy to reach from Beardsley. This includes the annual Elkhart Jazz Festival, which has drawn top artists to the downtown Lerner Theatre for more than three decades. Bruce Hornsby, Keb’ Mo, Gregory Porter and the Preservation Hall Jazz Band are among recent headliners to play Elkhart’s jazz fest. In early August, downtown streets shut down for the annual Elkhart Grand Prix – think F1 race, but with go-karts.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
