Grant is a well-established Elkhart neighborhood along the northern banks of the Upper Saint Joseph River. And in Elkhart, proximity to “The Saint Joe” is worth its weight in gold. The river is where area residents come out to play for as long as the weather permits from the end of spring to the beginning of fall. “One of the things that appeals to me about this area is the options for water recreation,” says Mark Krol, who has lived and worked around Elkhart for 20 years. “Pontoon boating, tubing, kayaking, canoeing, fishing. Elkhart does a really good job making the waterways accessible for everyone even if you don’t live along the river.”

Greenleaf Boulevard a premier Elkhart address

Greenleaf Boulevard is to Elkhart as Park Avenue is to New York City – perhaps the premier address in the city. Grant is one of several neighborhoods Greenleaf cuts through. Houses on the river side of Greenleaf are often more than 3,000 square feet, whether Colonial Revivals built in the 1920s or custom contemporary houses. Recently sold homes on Greenleaf have ranged between $500,000 and $900,000, but there are also houses on the Boulevard with values over $1 million that have not hit the open market in years. Houses north of Greenleaf are more budget-friendly. This array of ranches, bungalows, Cape Cods and American Foursquares ranges between $170,000 and $400,000.

From river fun to nearby parks

Most residents on the south side of Greenleaf take advantage of their riverfront property with docks. And sometimes those docks can be an invitation to friends as much as a launching point. “Almost every weekend, people host concerts in their backyard along the river,” Krol says. “It's a very family-friendly water space.” Though there are no parks in the neighborhood, it’s a short trip to reach a trio of downtown parks, including Island Park. Located on an island in The Saint Joe, it is reachable by footbridge from Lundquist Park on the south side of the river and Pulaski Park on the north side of the river. Island Park features a playground, picnic shelters and access to fishing around the whole island.

Zoned for Elkhart Community Schools

Students in Grant are zoned for Elkhart Community Schools, which receive a C-plus rating on Niche. After attending C-minus rated Beardsley Elementary, students move on to C-rated North Side Middle School and B-minus rated Elkhart High School. Elkhart High opened in 2021 as a merger of Elkhart Central and Elkhart Memorial High Schools – both of which split from the original Elkhart High before coming back together nearly 50 years later. Saint Thomas the Apostle Catholic School, a private K-8 option, is also just outside the neighborhood near North Side Middle.

Island Park, Downtown events easy to reach

Island Park hosts a pair of signature Elkhart events – EnviroFest and the Rhapsody Arts and Music Festival. EnviroFest is a community event built on providing education on the environment and sustainability in a fun fashion. The Rhapsody Arts and Music Festival, now more than 40 years in the running, features local artists, artisans and musicians. Elkhart’s biggest events are easy to reach from Grant. This includes the annual Elkhart Jazz Festival, which has drawn top artists to the downtown Lerner Theatre for more than three decades. Bruce Hornsby, Keb’ Mo, Gregory Porter and the Preservation Hall Jazz Band are among recent headliners to play Elkhart’s jazz fest. In early August, downtown streets shut down for the annual Elkhart Grand Prix – think F1 race, but with go-karts.

An easy trip to the Toll Road

Grant is about 3.5 miles south of the nearest Indiana Toll Road (Interstate 90) ramp. Chicago is roughly 2 hours west on I-90, and Toledo is the same travel time to the east of Elkhart. Most neighborhood residents will want a vehicle to get around, though the Interurban Trolley Blue Line has stops along Bristol Road and Osolo Road.

The neighborhood’s northern boundary, Bristol Street, is a mostly commercial corridor and features multiple restaurants, including Greek favorites -- and barbecue ribs -- at George’s Gyros, and Mexican ice creams and sweets at Aracely’s Paleteria. Local pizza chain Volcano Pizza also has a location just north of the neighborhood in the Poplar Court shopping center. A Kroger just north of The Saint Joe on Johnson Street is the nearest grocery store.

Dams regulate river levels

Despite the river coming up to the backyard of many neighborhood homes, flooding is of little concern along this stretch of the Saint Joseph due to dams. Upstream water levels are regulated by a dam near Mottville, Mich., and downstream by the Johnson Street Dam in downtown Elkhart.
