A residential neighborhood on Elkhart's industrial east side
Middlebury South is a primarily industrial area south of Middlebury Road on Elkhart’s east side. In fact, the neighborhood had almost no residential presence until the early 1990s, when new developments sprung up to take advantage of their proximity to more than a dozen major Elkhart employers, including instrument maker Conn Selmer, valve manufacturer NIBCO and various companies in the RV industry. “It’s ideally situated for a seamless work-life balance,” says Lucinda Lowe, Realtor with Berkshire Hathaway Home Services. “Its proximity to the business complex ensures a short commute.” Notably, the neighborhood is also zoned for the highly regarded Concord Community School District.

East of Goshen Avenue/Toledo Road junction
The residential part of the neighborhood is south of Toledo Road and north of Goshen Avenue. The two roads merge just west of the neighborhood and continue 2 miles northwest towards downtown Elkhart as Goshen Avenue. Toledo Road continues 3 miles east of the neighborhood before merging with U.S. Highway 20, which heads towards Middlebury. While this is a car-dependent area, public transportation is available with multiple Interurban Trolley Orange Line stops along Middlebury Street.

"Residents also benefit from being close to a variety of dining options, enhancing convenience and lifestyle,” Lowe says. Mariscos Don Miguel features seafood dishes popular in the Mexican Pacific Coast state of Nayarit. A pair of pizzerias, Antonio’s and Vesuvio, are just west of the neighborhood. Mayberry Cafe isn’t just a name meant to evoke smalltown vibes. The Andy Griffith Show-themed diner, which serves breakfast and lunch, stands out unmistakably in the neighborhood’s industrial sector. There is a Dollar General less than a mile east of the neighborhood, and Martin’s Super Market near downtown is the closest supermarket.

Recreational sports options close by
Riverview Park is about 2 miles north of the neighborhood. Riverview’s four softball diamonds are its shining feature, but the park also has a playground, skate park, and a large field that can be used for soccer or football. The NIBCO Soccer Fields, home to the Elkhart County United boys and girls youth travel soccer club, are adjacent to Middlebury South. Signature Lanes bowling alley is also less than a 10-minute drive from the neighborhood.

Ranch-style homes on dead-end streets
Subdivisions in Middlebury South have only one way in and one way out, making this a relatively quiet neighborhood despite being so close to a major industrial area. It isn’t unusual to see basketball hoops in the street or at the end of a cul-de-sac. Houses in the neighborhood are all ranch-style homes built in the ‘90s and range between $130,000 and $255,000.

Concord Community Schools highly rated
It’s not just the quiet streets that make Middlebury South a family-friendly setting. Concord Community Schools are ranked No. 4 overall in Elkhart County and No. 7 in the South Bend area with a B-rating from Niche. Concord East Side Elementary serves kindergarten through fourth grade. Students attend Concord Intermediate for two years before heading to Concord Junior High. Concord High School is renowned for its music programs. The marching band is a five-time state champion, and the orchestra and choir are both five-time state finalists. Each school receives a B-grade except for Concord Intermediate, which gets a B-minus.

Grand Prix, Jazz Festival are Elkhart gems
Middlebury South is only 2 miles from Elkhart’s major annual events. The Elkhart Grand Prix is an F1-style road race that takes over downtown the first weekend of August – but with go-karts. In July, the annual Elkhart Jazz Festival pays homage to the city’s instrument-making past and present. Renowned musicians Keb’ Mo', Bruce Hornsby and the New Orleans Preservation Hall Jazz Band are among those to headline the festival.
