Some houses in Sherman date back to the late 19th century, and the average home here is around 120 years old. Beardsley Elementary partners with Boys and Girls Club
Sherman students are zoned for Beardsley Elementary, which is north of the Saint Joseph River. Beardsley, which partners with the adjacent Boys and Girls Club of Elkhart County, earns a C-minus rating from Niche. North Side Middle School has a C rating, and Elkhart High School receives a B-minus. Elkhart High’s freshman campus, formerly Elkhart Central High, is just over a mile from the neighborhood.A front-row seat to downtown events
Sherman has a front-row seat to Elkhart’s biggest annual events. The Lerner Theatre and City Center Park, both host sites for the annual Elkhart Jazz Festival, and are just blocks away. Island Park hosts the EnviroFest and the Rhapsody Arts and Music Festival each year, and in early August, downtown streets transform into a racetrack for the Elkhart Grand Prix go-kart race. “We have a lot of things that bring people to our downtown, which we consider our living room,” Dawson says.Access to multiple Interurban Trolley lines
The Interurban Trolley Blue, Green and Yellow Lines all have stops within a block of the neighborhood, providing access to Elkhart’s north and east sides as well as Mishawaka to the west. Bridges on Sherman Street, Main Street and Lexington Avenue make it easy for residents to cross the Saint Joseph River when departing the neighborhood. For those traveling farther, the Indiana Toll Road is 4 miles north of the neighborhood, and South Bend International Airport is just over 25 miles away.Multiple restaurants and stores are nearby
Several restaurants are within a few blocks of the neighborhood, ranging from fast-food options like Dairy Queen and McDonald’s to locally owned locations like Iechyd Da Brewing Company and The Tipsy Biscuit. Multiple grocery stores, like Kroger, Martin’s Super Market, Save A Lot and Compra Mas Supermarket, are all within roughly a 5-minute drive of Sherman.Flood risk casts future of many properties in doubt
While Sherman is one of the city’s oldest neighborhoods, many properties here have a limited long-term future. Dawson says the 2018 flood “decimated” the neighborhood, and there are several vacant lots where there used to be homes. Future flooding events have the potential to increase those vacancies, with the city planning to get involved. “We’re trying to make sure once properties become unlivable, we can make them part of the floodplain,” Dawson says. Sherman has a CAP Index crime score of 5 out of 10, which is slightly higher than the national average of 4.
