Waverly Woods has New Traditionals and Colonial Revivals
Homes built between the 1990s and 2010s dot Waverly Woods’ sidewalk-lined streets, densely shaded by maple trees. Styles include New Traditionals and Colonial Revivals with attached garages and three to six bedrooms. Townhouses and condos are also common. An interesting element of Waverly Woods is its layout: In addition to some of the homes here backing up to the community’s golf course, all homes west of Star Chaser Circle are specifically only for residents aged 55 years and older. Condos typically cost between $340,000 and $435,000, while townhouses can start at $600,000 and reach $750,000. Men's and women's leagues meet regularly on the course, which also hosts youth summer camps. Residents aren’t required to become members, but Burkett says most do. “When you can just walk out your back door and be on a golf course, there’s no reason not to join,” he says. Annual membership dues range from $3,400 to $4,000, depending on the package. Non-members can also book tee times, and the club uses a dynamic pricing structure that charges different fees based on the start time of the round. In addition to its luxury hotel, the Turf Valley Resort has two 18-hole golf courses on the neighborhood’s southern edge, though the resort requires non-hotel guests to pay an annual membership fee to access the courses.HOA fees maintain the community center and swimming pool
Residents pay monthly HOA fees to live here, with prices varying between condos, detached homes and townhouses. The fees cover common space landscaping and help maintain the Waverly Woods Community Center on Warwick Way. The stone façade building has a fitness center and a TV area, and regularly hosts book clubs, knitting groups and card games. Dark green umbrellas shade lounge chairs around the pool, which is open to all residents except when the Waverly Woods Watercats swim team are practicing every weeknight during the summer and during team swim meets.I-70 and Route 29 are easily accessible
Though kids can walk to school and the golf course, Waverly Woods is a car-dependent community, as there is no local public mass transit in the neighborhood. The I-70 and Route 29 interchange is less than 4 miles east. A 20-mile drive east on I-70 and Interstate 695 takes drivers to Baltimore, while Washington, D.C., is 43 miles south on Route 29. The drive to either city can take one to two hours, depending on traffic and time of day. “I tell people to avoid leaving their house or the office at any of the typical rush hour times because that’s when any highway in this area is bumper-to-bumper,” says Burkett. Northwest Hospital is 8 miles north and the Baltimore/Washington International Airport is less than 20 miles southeast.Groceries and restaurants at the Waverly Woods Village Center
A Weis supermarket anchors Waverly Woods Village Center, a red-brick shopping strip at the community’s core where locals will also find a post office, a nail salon and a few restaurants. Margaritas are served by the pitcher at Los Compadres, while Tandoor Spice serves classic Indian dishes. Turf Valley Towne Square, less than 4 miles southwest, has a Harris Teeter and more restaurants. Boutiques, cafés and art galleries fill Colonial and Federal-style storefronts in the Ellicott City Historic District, 6 miles southeast.Nearby hiking, biking and fishing spots
Several public recreation spaces are less than 15 miles north of Waverly Woods. “If people aren’t golfing, they’re hiking, biking or fishing,” Burkett says. At the 232-acre Howard County Conservancy’s Mt. Pleasant area, locals can rent garden plots and stroll through the native plant garden filled with milkweeds and ferns. Some hiking trails pass through pollinator gardens, while woodland routes stretch along streams. Mountain bikers, horseback riders and hikers will find waterside trails at the McKeldin Area of Patapsco Valley State Park. Liberty Reservoir is a Patapsco River dam with boat launches, shoreline fishing spots and tent camping sites.
