Once a bustling small town, Meadowview is now a quiet rural community
Through the middle of the 20th century, Meadowview was a bustling community with a vibrant town square spurred on by the railroad. The local economy dimmed as retail and dining mostly left the area, but vestiges of its proud past remain. “There’s still a hardware store right at the downtown square. There was a restaurant, but it’s not there anymore,” says Doug Callebs, a broker at Callebs Realty and a longtime resident of Southwest Virginia. “We love that area, but it’s a sleepy little town, for sure.” Today, the community is mainly residential, with a quiet rural character near the Appalachian Mountains.
Homes around the old town square and farmhouses on large plots
Many Meadowview homes sit close to what once was the town square. These ranch-style houses and cottages generally sell between the low $100,000s and mid-$200,000s. Manufactured homes can also be found from $50,000 to the mid-$100,000s. As narrow roads branch off Hillman Highway, climbing toward the ridge to the west, properties further from the center of the community are often farmhouse style on larger plots of land, selling from the mid-$100,000s to the mid-$300,000s based on size and condition.
Hiking trails throughout Appalachia
The Appalachian Mountains are flush with hiking trails and nature preserves, and Meadowview has access to both. One of several Natural Area Preserves nearby, the Channels has a series of trails through large sandstone outcrops. Meanwhile, the Virginia Creeper Trail starts in Abingdon and heads 35 miles to Whitetop, crossing the Appalachian Trail.
Students can attend Washington County Public Schools
Students in Meadowview can attend Washington County Public Schools starting at Meadowview Elementary, which receives a B-plus grade from Niche. They then move onto Glade Spring Middle, rated B-plus, and Patrick Henry High, rated B-minus. Virginia Highlands Community College offers dual enrollment programs for students at Patrick Henry High, both at the school and virtually. Over 1,300 students study at Emory and Henry University in the adjacent community of Emory.
Sports at Emory and Henry and festivals in Abingdon
While Meadowview is generally quiet, residents can head nearby for events and entertainment. Football at Emory and Henry University is an integral part of life in the community, with attendance often reaching 5,000 or more. The institution also offers concerts and plays at its performing arts center. Meanwhile, Abingdon hosts one of the region’s most popular events, the Virginia Highlands Festival. The celebration has run for over 75 years, featuring local vendors and live music for thousands of attendees. “It draws a lot of people in,” Callebs says. “It’s got music, food, antiques — lots of things like that.”
Interstate 81 runs through Southwest Virginia
Interstate 81, the main route through Southwest Virginia, forms the southern border of Meadowview. Residents often drive roughly 7 miles to Abingdon for necessities, including health care at Johnston Memorial Hospital. Tri-Cities Airport is 40 miles away in Northeast Tennessee and has commercial flights to hubs, including Atlanta and Charlotte.
Heading toward Abingdon for shopping and dining
Meadowview’s town square was once home to several businesses, but most have closed, leaving residents to head elsewhere to shop or get a meal. Abingdon is the closest spot, with a shopping center that features Walmart and Lowe’s 6 miles away. The development also features several fast food spots, including McDonalds and Bojangles. “Abingdon is bustling now,” Callebs says. “They’ve got all the big-box stores and whatnot.” Within the community, Holston Furniture is a mainstay for home decor shoppers.
