Sometimes a name really does say it all. With a hilltop vista of surrounding Denver and a large park in its southwest corner, Belleview-Cornerstone Park comes as advertised. Approximately eight miles south of downtown Denver, the neighborhood provides residents with playgrounds, sports fields, trails, and a water park—all within walking distance. “The first thing I think of is the park itself because it’s got so much,” says Justin Berry, Broker with Your Castle Real Estate and longtime resident of the area. “Having access to that, along with the sort of vintage suburban charm of the neighborhood – it’s a really great spot.”

Homes with mid-century character and modern updates

There's a variety of housing styles, including mid-century ranches, bungalows, and contemporary townhomes. “There’s a sort of 50’s and 60’s feel to the neighborhood,” says Berry. “The homes reflect that and it has that kind of style you don’t see as often anymore.” Many homes have been updated with modern features while preserving their original character. Prices typically range from $350,000 to $700,000 for single-family homes, with the available condominiums in the neighborhood starting at $215,000 and reaching up to $415,000. With many of the houses situated on a hill, the area also offers scenic views of the surrounding natural beauty.

Belleview Park is packed with activities

Belleview Park is the neighborhood's highlight. It features playgrounds, picnic areas, a miniature train, a petting zoo, and access to the South Platte River Trail for biking and walking. Within Belleview Park, Pirates Cove Water Park offers water slides, a lazy river, and pools. Cornerstone Park, right across the street, provides sports fields, a skate park, a disc golf course, and batting cages. The neighborhood parks, along with other parks in nearby communities, host the Neighborhood Nights series from May through September, which sees a rotating lineup of musicians performing at each location. Belleview Park is also home to the annual 4th of July Celebration, which “brings in thousands of people from all over Colorado,” says Berry.

The leaders of tomorrow are trained at Englewood High

Belleview-Cornerstone Park is served by the Englewood School District. Elementary students attend Clayton Elementary School and are rated B on Niche. Middle school students go to Englewood Middle School, also rated B. High school students attend Englewood High School, which houses the Englewood Leadership Academy, which focuses on leadership development and community involvement. Colorado’s Finest High School of Choice is also in the neighborhood. It’s an alternative public high school with flexible start and end times. It has about 300 students and in 2024 earned the Colorado Department of Education’s highest rating.

Wildfire concerns

Nearby Deer Creek Canyon Park experienced wildfires in August 2024 and has yet to reopen as of October 2024. Residents are encouraged to heed warnings and make efforts to clear brush and trees that lead up to their homes.

Easy access to U.S. Route 285

The neighborhood offers convenient transportation options with major roads like U.S. Route 285, also known as Hampden Avenue, and South Santa Fe Drive providing access to Denver and surrounding areas. The Englewood Station on the RTD light rail gives commuters a car-free choice. Employment centers such as the Swedish Medical Center and Craig Hospital are nearby. “One of the nice things about the area is that people are coming and going from all different directions to a lot of different places,” says Berry. “So the traffic is never really overwhelming or bumper-to-bumper.”

Access to South Broadway and Downtown Littleton

The nearby South Broadway corridor is bustling with popular restaurants including Undici Ristorante, known for authentic Italian cuisine, and The Whiskey Biscuit, offering modern American dishes and creative cocktails. Nixon's Coffee House is a local favorite for caffeine and pastries. Grocery stores such as King Soopers and Safeway are blocks away and the Englewood CityCenter features retail stores, a public library and fitness facilities. Downtown Littleton, about 4 miles south, offers a walkable stretch filled with unique eateries and boutiques. “It’s a really cute little downtown that’s great for just walking around at,” says Berry. “I always stop by Ned Kelly’s Irish Pub when I can.”
