Gridded streets of single-family homes
Homes in South Broadway Heights are lined along gridded streets with alleyway access. Most roads are wide and accompanied by sidewalks dotted with mature trees, while others are narrower. Since most housing options within the neighborhood are single-family homes, each has a small yard and a walkway leading to the front door; only a few have driveways. Traditional single-story homes and ranch-style homes built in the 1940s and 1950s are common. There are also a handful of bungalows with front porches from the 1920s. Many single-story properties have been remodeled to include a more modern interior. According to Monroe, homebuyers who decide to remodel will often convert a garage or bedroom into an extra living space to make more room. Prices range from $425,000 to $800,000 for homes that span 950 to 2,000 square feet. Traditional multi-story homes can also be found in the neighborhood, with some built in the 1950s and others in the 2000s. These properties span 2,000 to 2,500 square feet and cost $650,000 to $725,000. “The lots are pretty big, so people can build a garage in the back if they want to,” Monroe says.Retail and restaurants along Broadway
Broadway’s commercial corridor is the neighborhood’s main source for shopping and dining. There are dozens of used car dealerships, auto parts stores and small businesses including restaurants along the strip. “Local food specialties include a blend of traditional American fare and international cuisine," says Chris Harguth, the director of communications for the city of Englewood. Santiago’s Mexican Restaurant is one of many eateries on Broadway serving authentic meals. There’s also Noon Thai Plus Vegan, with healthy Asian fusion, and Full House Sports Bar & Grill, with its classic pub fare. Farther north along Broadway, past the exit for Highway 285 and going into central Englewood, there are dozens of unique clothing shops like Kosmic Blues Electric Emporium and Colorado Leathers & Furs. Restaurants here include Rico’s Pizzeria & Italian Kitchen, and Breakfast Queen, a classic diner serving American and Mexican breakfast dishes. Grocery store options in the area include King Soopers and Safeway. “Broadway has been revitalized – they’ve made it really nice. There are a lot of local restaurants and shops that the younger folks like,” Monroe says.For more retail options, River Point at Sheridan is another commercial area roughly 2 miles from the neighborhood along CanAm Highway. This shopping center has dozens of national chains stores, including Target, Costco and Burlington. Texas Roadhouse and Panera Bread are two of many chain restaurants.
Englewood schools with quality programs
Children living in South Broadway Heights can attend Englewood public schools. Cherrelyn Elementary earns a C grade from Niche and provides a SmartLab to go with its STEAM-focused curriculum. From there, students can head to The Englewood Campus (TEC) for middle and high school. Englewood Middle has a C grade, while Englewood High maintains a B-minus. High school students can join the Future Business Leaders of America (FBLA) program or take classes within the Advanced Placement program to prepare for college. “Englewood High School provides a comprehensive education,” Harguth says. “It stands out for its accepting and supportive educational environment.” With Denver’s choice program, students can also apply to attend schools outside their zoned district.Getting around South Broadway Heights
The gridded streets and sidewalks of South Broadway Heights lend to a cyclist- and pedestrian-friendly community. Broadway is the neighborhood’s main thoroughfare, with multiple Regional Transportation District (RTD) bus stops along it. Access to U.S. Highway 285 is directly north of the neighborhood. Drivers can use this road to connect to U.S. Highway 85, known as CanAm Highway, and head south into downtown Denver, about 9 miles away. The Denver International Airport is roughly 30 miles away for commercial flights. When needed, Craig Hospital and the HCA HealthONE medical center are both half a mile north of South Broadway Heights.Nearby country clubs and parks
The neighborhood doesn't have community green spaces, so residents head to other nearby neighborhoods for public parks with playgrounds and athletic fields. The Cherry Hills Country Club is roughly 3 miles away. Its historic golf course is nationally known as one of the only places where Arnold Palmer and Jack Nicklaus have both won national championships. Cherry Hills members also have access to tennis courts, a pool and a clubhouse with a fitness area. Bates-Logan Park is a mile north, with a playground area, soccer fields and a basketball court. There’s also the Denny Miller Field for baseball less than a mile west, and Jason Park, about 2 miles south.
