There are plenty of open lots and new construction in Englewood East. "It’s a nice community with easy access to beaches, golf and shopping,” says Lisa Halpin, a Realtor with Palm Island Properties Inc., who has sold several homes in Englewood. While residents can quickly hop on Florida state Road 776 to get around the area, the neighborhood has a suburban feeling with a lot of greenery and nearby parks. Englewood East has a CAP Index crime score of 2 out of 10, lower than the national average of 4.
Pool homes with garages and no homeowners association
Villas here are often referred to as pool homes because they commonly come with the desirable features, as well as with garages. Houses were typically built between the early 1980s and 2025. Single-family homes range from $137,000 to $795,000. Condos and townhouses start at nearly $310,000 and go up to $540,000. Land and lots sell for between around $9,000 and $180,000. "Englewood East does not have any homeowner associations, which some people like, and some people don’t,” Halpin says. “The neighborhood also has pretty large lots for the area.” The average lot size is just under a quarter of an acre. Homes stay on the market for an average of 83 days, compared to the national average of 48 days. The area is vulnerable to hurricanes and other tropical storms. Some houses are in flood zones, but federal guidelines don't require homebuyers in these zones to have flood insurance.
Charlotte County Public Schools partnered with Florida Southwestern College
Niche gives Charlotte County Public Schools an overall grade of A-minus. Students can attend B-rated Myakka River Elementary before graduating to L. A. Ainger Middle School and Lemon Bay High School, both of which earn a B-plus score. The county offers dual-enrollment classes with State College of Florida or Florida Southwestern College. One hundred Charlotte County incoming ninth graders are chosen through a lottery process to attend Florida Southwestern College for the next four years and graduate with an associate's degree in addition to a high school diploma.
Neighborhood green spaces and Myakka State Forest
Englewood East Park is a small neighborhood green space with a playground and basketball and shuffleboard courts. Tringali Park has a community center, tennis and pickleball courts and a gymnasium. At Cape Haze Pioneer Trail Park, joggers, cyclists and dog walkers alike make use of the namesake path, which is around 8.5 miles. "The whole area has a lot of parks with nature trails,” Halpin says. “You’ve got Myakka State Forest right there, too.” The forest offers camping, fishing and seasonal hunting. The Cove of Rotonda Golf Center is one of many golf courses in the surrounding area. Manasota Beach is less than 10 miles from the neighborhood.
Shopping and dining along South McCall Road
Most of the neighborhood shopping and dining options line Florida state Road 776, also called South McCall Road. The Arctic Alligator Creamery makes small-batch ice cream with local ingredients. Spinnaker Cafe is a family-owned diner with specials like lemon drop pancakes and jalapeño cheddar cornbread benedict. Nicola’s Italian Kitchen recently reopened after rebuilding from damages sustained by Hurricane Ian in 2022. The neighborhood has a few places to pick up groceries, including Publix. There are other commercial districts nearby. "Deerborn Street in downtown Englewood and Wellen Park in North Port both have nice shopping and dining,” Halpin says.
Driving to Sarasota takes about an hour
South McCall Road runs through the neighborhood. It serves as a major thoroughfare in Charlotte and Sarasota counties and intersects with Interstate 75 and U.S. Route 41. The area does not have public transportation. It takes about an hour to drive to Sarasota, around 40 miles north. Southwest Florida International Airport is around 58 miles south. HCA Florida Englewood Hospital is approximately 6 miles west.
