South Englewood’s laid-back vibes complemented by suburban convenience
A neighborhood within Englewood, a city split by Charlotte and Sarasota counties, South Englewood is on the Charlotte side, delivering the best of what the suburbs offer: residential streets lined with single-family homes and plenty of stores, parks and restaurants. However, residents here get something many others in the county don’t. "The main draw is the beach — it’s less than 2 miles from basically any of the homes in the area,” says Leslie Brown, a Realtor with KW Coastal Living who lives in Englewood and sells throughout the region. The city initially started as citrus groves before becoming a resort destination for out-of-towners looking to boat, fish and hunt. Today, the area is a bit more modern, with plenty of amenities, but it hasn’t lost its laid-back, Southwest Florida vibe.
Ranch-style and New Traditional homes on the water
Two- and three-bedroom ranch-style homes from the 1960s and 1970s are the most common. Some New Traditional homes built after 1990 are also available, especially in the gated Oyster Creek Golf and Country Club community on the neighborhood's east side. “It’s probably one of the closest communities to the beach you can live in besides living in a condo,” Brown says. Home prices range from $225,000 to around $600,000. Most houses, including those on the lower end of the scale, feature backyard water views, thanks to the neighborhood’s many canals. However, some of these less expensive homes need renovations due to hurricane damage. Larger houses on the water are typically priced in the $700,000s and $800,000s and can even climb to just over $1 million. Homes often sit close together on lawns landscaped with grass and short palm trees. Driveways lead to one- and two-car garages. The residential streets are quiet, clear and sometimes feature dead ends or cul-de-sacs. Two- and three-bedroom condos can also be found, typically ranging from $150,000 to $330,000.
Kids attend B-plus-rated schools
Two school districts serve the city, and Charlotte County Public Schools covers Englewood South. Kids can attend Vineland Elementary, L.A. Ainger Middle and Lemon Bay High, which all have B-plus Niche ratings. Lemon Bay High has over two dozen clubs and organizations, including a chapter of Future Farmers of America, a creative writing group and an environmental club.
Area parks offer hiking, birding, kayaking and pickleball
Oyster Creek Environmental Park is one of the more popular green spaces in the neighborhood, with a kayak launch and a 2-mile hiking and biking trail. “It’s a really nice park,” Brown says. "It’s great for birding.” Ann & Chuck Dever Regional Park is nearby and features tennis and pickleball courts, a playground, a skate park and a recreation center with an outdoor pool. Oyster Creek Golf Club has an 18-hole course within the Oyster Creek gated community that’s open to the public.
Shopping centers and South McCall Road have stores and restaurants
South McCall Road is the main thoroughfare and has services, shops and a mix of chain and local restaurants. Farlow’s on the Water mixes traditional Caribbean and Southern cuisines. Publix and Winn-Dixie are on the neighborhood’s west side in shopping centers populated with more retailers and restaurants. Just a few miles away, the city’s walkable downtown area, Old Englewood Village, features locally owned restaurants, coffee shops and boutiques. Also nearby are HCA Florida Englewood Hospital and the Englewood YMCA.
Dearborn Street in Downtown Englewood hosts annual events
Kids trick or treat along Dearborn Street during Englewood’s Halloween Safe Walk in October. The Christmas Walk features a parade down that same roadway, along with performances by the Lemon Bay High marching band and Englewood Elementary’s fourth- and fifth-grade choir.
Hurricanes a concern
Englewood South’s location near the coast makes it vulnerable to hurricanes. In 2024, Hurricane Milton hit the city and caused major damage to homes, businesses, boats and trees. As of 2025, recovery efforts are still underway.
South McCall Road is a major thoroughfare
Residents take South McCall Road to get to the rest of Englewood, Port Charlotte and Venice. The closest airport is about 28 miles away in Punta Gorda, offering regional flights on Allegiant Air.
