A middle-class community well positioned on Erie’s upper east side
A quiet neighborhood on the southeastern edge of Erie, East Grandview is a residential community best known for all that surrounds it. “It’s right between two major universities, Mercyhurst and Penn State Behrend,” says Dan Cruz, a Realtor with Agresti Real Estate, who grew up in East Grandview and has been selling homes in the area for over four years. With these collegiate influences nearby, the neighborhood enjoys a more classic suburban atmosphere though it is within the city. “It’s a nice middle-class area,” Cruz adds. “People keep to themselves. You don’t hear about much happening there, which is exactly how residents like it.” East Grandview is also well positioned in the city for easy access to employers, recreation and shopping. “Wabtec is the city’s biggest employer, and it’s just north of the neighborhood,” says Tom Jones, team leader of the Tom Jones Group with Keller Williams Realty Erie. Jones was also born and raised in Erie and has sold real estate in the metro area for 35 years. “The Bayfront Connector runs alongside East Grandview, and you can get most anywhere you need to go quickly, from downtown to Penn State Behrend.” With Interstate 90 just south of the neighborhood, residents can also get over to the hundreds of stores and restaurants in Millcreek Mall at the end of Peach Street or over to Interstate 79, which connects with Pittsburgh, 120 miles south.

Most homes in East Grandview are single-family houses that list from $35,000 to $280,000. Ranch-style homes are numerous, from two-bedroom starters to three-bedroom family residences with backyards and finished basements. Many of these homes have been owned by the same families for decades and are well-maintained. “East Grandview homes are in such good condition,” Cruz says. “Everyone takes care of their stuff; the houses are nice and well kept. You never have to worry about what your neighbor has piled in the yard.” Colonial-style homes also line the neighborhood and offer woodburning fireplaces, dining and family rooms, back decks and patios, and fenced-in yards. Cape Cods, too, are available, some with hardwood floors, ample second floor space and detached garages. Depending on where homes sit, owners can also enjoy lake views from the neighborhood’s elevation.

East Grandview eateries, markets and shopping districts
The Original Breakfast Place is comfortable, down-home diner on East 38th Street, with tables and chairs and a lunch counter where people sit who want a quick bite or to chat with the staff or each other. Fine Restaurant and Bar next door serves Indian food with vegan options in a clean, minimalist setting. The restaurant has a sports bar that shows cricket and other games featuring Indian teams. While Peach Street is a go-to shopping area that many Erieites visit because it ends in Millcreek Mall, East Grandview has East 38th Street, which features chain eateries, retailer and businesses. Tops Friendly Market is on 38th and K-Fam, an international grocery store, is across the street.

Erie city schools that give students options
Public schools in East Grandview belong to the Erie City School District, which receives a C-plus from Niche. Joanna Connell Elementary, a C-plus school, offers a low 13-to-1 student-teacher ratio. Students at Woodrow Wilson Middle, which is C-minus rated, can join the school’s chess or anime club and participate in baseball, cross country, soccer and other team sports. Erie High, which earns a C, features honors, advanced placement and dual enrollment courses.
JoAnna Connell Elementary School has a student-teacher ratio of 13 to 1.
Erie High School has 2,317 students.

Wooded areas, a trampoline park and outdoor sports fields and courts in East Grandview
The parks in East Grandview get mixed reviews. On the one hand, Joseph Walczak Sr. Park toward the upper east corner has a high enough elevation so that visitors can get a view of East Erie and the Lake. It offers a playground, a baseball diamond, a basketball court and a field large enough for football and soccer games. The trails of Roma Park, a wooded area to the north, can get overgrown. Students from the nearby Joanna Connell Elementary have cleared trash from the park, which can collect around trails and streams. Burton Park along the neighborhood’s western side offers tennis and basketball courts, picnic pavilions, a playground with swings and paved walking paths. Elevate Trampoline Park is in Grandview Plaza. Here, kids can try out the climbing wall, the simulated surfboard and the foam pits. “My granddaughter loves this place,” Jones says.

Buses, highways and other resources for East Grandview residents
Residents who take the bus can rely on the Erie Metropolitan Transit Authority. Buses stops on East 38th Street, Burton Avenue, East 28th Street near the Walmart and on Pine Avenue near Grandview Plaza. The Bayfront Connector, which runs alongside East Grandview, has bike lanes that travel north from Penn State Behrend to the bayfront and then west to Frontier Park. Interstate 90 is south of Penn State and leads to Buffalo, an 85-mile drive, and Cleveland, 110 miles. Route 6, which crosses the neighborhood near Grandview Plaza, takes drivers into the city center and connects to I-90 going south. Travelers can catch an Amtrak train to Boston, New York or Chicago at Union Station. The Erie International Airport, with nonstop flights to Charlotte and Orlando, is 10 miles west. The closest hospitals are Saint Vincent and the Erie VA Medical Center, both under 3 miles west.
