A suburb in the city with easy access to all of West Erie

A drive along Greengarden Boulevard may be all a newcomer needs to understand the appeal of this West Erie neighborhood. “The homes from 26th Street to 38th Street alone are reason enough to visit Greengarden,” says Realtor Kristy Markel with Agresti Real Estate. With deep front lawns, ample sidewalks and mature trees, the neighborhood has a classic suburban feel. “New bike lanes were just installed on the boulevard,” Markel says. “The houses tend to be larger with bigger yards. You’re also close to LECOM, the Lake Erie College of Osteopathic Medicine in the southwest corner, which brings students, staff and investors to the area.” Markel lives in central Erie and has been selling homes in the city since 2016.

Greengarden is also an older community with few new developments, something long-term residents want to maintain. “You won’t find many cars or large amounts of traffic coming through the neighborhood,” says Realtor Katie Cameron, a transplant from North Carolina who moved to Erie four years ago and is in her second year with Agresti. “It’s a quiet area with single-family homes, nice neighbors who keep to themselves, and plenty of shops and restaurants nearby.” With easy access to Interstate 79, the airport and downtown, Greengarden puts residents within reach of essential city resources.

Starter homes for families and rising professionals

The most common home design in Greengarden is ranch style. Many of these were built in the 1930s to the '70s or later with brick or wood siding, garages, original hardwood floors and large living rooms with fireplaces and picture windows. Cape Cods are also prevalent, from small two-bedroom cottages to four-bedroom homes with back decks, patios and fenced-in backyards. “Prices are a big attraction, especially for first-time homebuyers who go to school at LECOM or are looking for employment there,” Cameron says. “The Capes and ranches in this neighborhood make great starter homes.” Greengarden also offers colonial-style homes with attics for extra storage or living space, family rooms, basements and two-car garages. Buyers can expect to pay between $70,000 and $285,000 for a home here.

Local eateries, markets and shopping corridors in Greengarden

For a hearty meal any time of day, Panos’ Restaurant has been on West 38th Street since 1956. Skippereno’s on West Grandview is a small Italian restaurant that serves homemade pasta, sauces and pizza in a down-to-earth, family-friendly environment. West 26th Street is loaded with eateries, shops and businesses, like Stanganelli’s, a family-owned and operated Italian foods market known for its pepperoni balls, and the Erie Food Co-op, a community-owned grocery store that specializes in locally and regionally grown produce, antibiotic and hormone-free meats and products for special diets, such as gluten-free. A Tops Friendly Market is also nearby at Peach and West 38th streets, another main commercial area that runs through the neighborhood. The Millcreek Mall, Erie’s largest shopping center with over 170 well-known stores and restaurants, is 2 miles south of Greengarden on Peach Street.

Fall celebrations downtown and at the zoo

Perry Square, in the heart of downtown and only 4 miles from Greengarden, is the site of many Erie events. The annual Downtown Fall Fest, which takes place close to Halloween, celebrates the season with food trucks, live entertainment, costume contests and a Classic Car Trunk or Treat on State Street. Local businesses also decorate for the holiday and pass out candy. The Erie Zoo holds a two-week event in October called Zooboo, which features trick-or-treating, talking pumpkins, a DJ who plays spooky music and train rides through its “bootanical” gardens.

Greengarden's schools are part of the Erie Public Schools, which receives a C-plus from Niche. Cleveland Elementary is within walking distance of neighborhood homes, and Strong Vincent Middle is closer to the bayfront. Both are C-rated. Approximately 100 students at Strong Vincent are enrolled in the school’s Honors Academy. Many enroll at Northwest Pennsylvania Collegiate Academy, an A-plus school ranked in the top 1% of U.S. high schools. Erie High, another C school, offers career and technical education programs that feature internships, industrial certifications and employment opportunities.

City parks, baseball fields and recreation designed for the kid at heart

Haggerty Park, alongside Interstate 79, is one of several parks in the neighborhood designed for active adults, kids and families. Haggerty has a playground, a basketball court and a baseball field, and Baldwin Park to the east features multiple tennis, pickleball and handball courts. Brabender Park and Ainsworth Field to the north both feature baseball fields. Ainsworth has a 3,000-seat stadium that formerly hosted Erie minor league teams. The eastern arm of Greengarden includes Glenwood Park, a popular place for family gatherings. The Erie Zoo, the Flo Fabrizio Ice Center and the Glenwood Park YMCA are all within a block of Glenwood Park, which has a playground and covered pavilions. The J.C. Martin Golf Course next door is a 9-hole, par-32 short course well-suited for young players who want to learn the game.

Public transportation and other Greengarden resources

Erie Metropolitan Transit Authority buses stop in Greengarden at major shopping centers and along busier roads like Peach, 26th and 38th. Interstate 79 runs along the neighborhood’s western border and connects drivers to Pittsburgh, 125 miles south. Interstate 90 connects with I-79 a few miles south and takes drivers east to Buffalo and west to Cleveland. Travelers can also catch an Amtrak train at Union Station on West 14th Street, and the nearest airport is Erie International, which features nonstop flights to Charlotte and Orlando. The closest hospitals are Saint Vincent on West 25th and Millcreek Community about a mile south on Peach Street. Several colleges surround the neighborhood, including the Erie Institute of Technology within the Millcreek Mall complex, Erie County Community College, and Gannon University and Mercyhurst University, both Catholic co-ed institutions.
