A college community with convenient access to the city
Mercyhurst is a neighborhood along Erie’s southern boundary that began in 1926 with the founding of Mercyhurst University, a Catholic co-ed institution. Its 75-acre campus is a centerpiece for the residential neighborhood, initially providing housing for faculty and staff. Tim Kuzma, a Realtor with Howard Hanna-Erie Southwest, used to be a water polo coach for the university and lives across from campus on Parade Boulevard. “I’ve sold homes on Parade to at least four buyers connected to the school,” he says. “Most are professionals who work nearby. The VA is two blocks away. Erie Insurance, a big employer in town, is within 3 miles. The city, too, is only 5 by 6 miles, so you can get almost anywhere in minutes.”
Mercyhurst University itself is one of the top 20 employers in the city. “The school just became a Division I institution,” points out Julie Crosscut, another Realtor with Howard Hanna-Erie Southwest, who’s lived both in the city and its surrounding suburbs. “The university’s hockey program already had a Division I designation, but now all the athletic programs do, which brings more attention to the school.” Hockey is a favorite sport in Erie since it is so close to the Canadian border, and teams like Mercyhurst’s and the city’s junior hockey team, the Erie Otters, are a proving ground for players who advance to the NHL.
Sports aside, Mercyhurst is a neighbor that appreciates its community. “Only once in the 21 years I’ve lived here did I have visiting students leave trash on the street in front of my house after a big game,” Kuzman says. “I called the university, and the school sent someone to clean it up. That says so much about the school's character and what its neighbors can expect.”

From a city festival downtown to a fine dining series on campus
CelebrateErie in August is Erie’s premier three-day festival that showcases local art, food, culture and music. State Street between 9th and 4th becomes a canvas for chalk art, a playground for families with kids, a venue for local restaurants and a stage for live performances. Food is also the hot topic of Mercyhurst University’s Spring Dining Series, which takes place from February through April. Senior hospitality students plan, create and serve three-course meals based on a theme of their choice. The J.W. and Alice Marriott Café in Mercyhurst’s Center for Academic Engagement is transformed into a fine-dining establishment for the event.
Many farmers markets are a short drive from Mercyhurst.

Mom-and-pop eateries along East 38th and Pine
Pattie’s Pizza on Pine Avenue is only a couple of blocks from university dorms and is open until 11 p.m. on Thursdays, Fridays and Saturdays for anyone up late. Nearby, Teresa’s Italian Delicatessen opened in 1949, and three generations later it continues to serve the same authentic meatballs, soups and breads 75 years later. For dessert, Niagara Creamery next door serves freshly made, hard-packed ice cream in pints, cones, sundaes and ice cream sandwiches. Residents can shop for groceries at Tops Friendly Market several blocks east on 38th Street or at the Walmart on Elm and 28th. Mason Farms Country Market operates a 350-acre farm outside of Erie in Lake City, Pennsylvania, where the Mason family grows over 100 crops. Its market on Old French Road sells the produce and annuals grown in greenhouses near the farm. For entertainment, Presque Isle Downs & Casino is only 4 miles south. The facility features horse-race betting, gaming tables and hundreds of slot machines.

Neighborhood parks and sporting events at the university
Hillside Park along the western side of Mercyhurst is owned and maintained by the university and features a children’s playground and two baseball fields, which are used by the Glenwood YMCA for their summer youth programs. While many of the facilities at the university are for the university community only, the Mercyhurst Ice Center is often used by the Erie Youth Hockey Association, local high school teams and local figure skating clubs. With the university becoming a Division I school in 2024, interest in Mercyhurst’s football, field hockey, and men's and women's lacrosse has never been stronger; all are played at Saxon Stadium. “The university is friendly with the neighborhood,” Kuzma says. “Nothing much happens in the summer on campus, so it’s a great place to walk or watch athletes and the marching band practice.” Residents also have access to Burton Park on the neighborhood's east side. Burton features tennis and basketball courts, a playground and crisscrossing walkways with shade trees and benches.

Well-established homes that date back to the 1950s
Most homes in Mercyhurst are midcentury Cape Cods, some with additions and many fully remodeled with hardwood flooring and updated appliances. Second-floor bedrooms are often turned into private suites, and large basements provide extra storage. Homebuyers can expect to pay between $60,000 and $135,000 for one of these homes. Ranch-style houses, with attached garages and large picture windows, are also available, selling from $115,000 to $240,000. Colonial-style houses are well represented, too, with two floors of living space, family rooms and private backyards. These homes can range from $170,000 to $350,000.
Homebuyers worried about noise or disorderly conduct from university students needn’t worry. “Most students live on campus,” Kuzma says. “The city has an ordinance that states you can have only three unrelated people living in a single home. So, fraternity-type housing is not allowed.”
The neighborhood is also a place where homeowners stay. “You’ll find many long-term residents in Mercyhurst,” Crosscut says. “It’s well-established and quiet. People only leave when they have to move out of town.”

Public and private schools that serve the Mercyhurst community
Mercyhurst schools belong to the Erie City School District, which receives a C from Niche. Students can attend Lincoln Elementary, a C-rated school a few blocks north of the neighborhood on East 31st Street, and Woodrow Wilson Middle, a C-minus-rated school only a few more blocks north. Erie High, another C-rated school on Peach Street, completed a $6 million renovation to its football stadium in 2024. High schoolers can also apply to Northwest Pennsylvania Collegiate Academy, an A-plus-rated school near State Street with a 100% four-year college acceptance rate. Mercyhurst Preparatory School, not yet rated by Niche, is on the south end of the Mercyhurst campus and is the only secondary school in the region that offers the international baccalaureate program.
Lincoln Elementary School serves students in grades PK-5.

Public transportation and other services near Mercyhurst
Mercyhurst is lined with sidewalks, and most traffic is confined to Old French Road, Pine Avenue and East 38th Street. Erie Metropolitan Transit Authority buses stop on the main thoroughfares, no more than a few blocks from most homes. The Erie VA Medical Center is within walking distance, and the Erie Amtrak Station is only 2.5 miles north on West 14th Street. Interstate 90, 3 miles south, takes drivers to Buffalo, 90 miles east, and Cleveland, 100 miles west. Interstate 79 is 4 miles west and connects to Pittsburgh, a 125-mile trip. The closest airport is Erie International Airport, 8 miles east of Mercyhurst.

Flooding risk and noise in the Mercyhurst neighborhood
Mercyhurst has several low-lying areas that can flood neighborhood streets and yards during heavy rains, such as Ash Street and half of Wallace Street, especially where Wallace intersects East 36th. East 38th from Ash eastward can experience moderate flooding, and homes west of Pennsylvania Avenue can also see flooding, especially along Stanley Avenue and north of there on East 35th Street. East 34 Street and Maiden Lane are on Mercyhurst's west side and are susceptible to mild flooding. Noise levels are lower on the university campus than the rest of the neighborhood, yet with few busy streets, Mercyhurst does not have any significant noise pollution.
Union Station is home to an Amtrak train stop and popular eateries.
