Employment and revitalization central to this working-class community
With a name like Pulaski Lighthouse, a neighborhood on Erie’s lower east side, homebuyers might expect to find a quaint lakeside community tucked away from everyday life. Yet Pulaski Lighthouse is anything but. While the neighborhood features a park and a boat launch on Lake Erie, its main attraction is its lower-cost homes, many of which are undergoing renovation. “It’s a working-class neighborhood with a good location,” says Thomas NeCastro, a Realtor and associate broker with Coldwell Banker Select – Airport. “Homeowners want stability and safety, so flippers and rehab investors are welcome. It’s a decent area worth putting money into, and that’s good news for the neighborhood.”
Several of Erie’s prominent non-profits and manufacturers are local to the area. “The Barber National Institute is there,” says Dee Caruana, a Realtor with Agresti Real Estate and an Erie native who has been selling homes in the area for nearly 30 years. “The Barbers had a child with Down Syndrome and started the institute for children with disabilities and their families. The Boys and Girls Club is nearby, and Wabtec, which used to be GE, is only 2 miles east.” Bordered by the Bayfront Connector, Pulaski Lighthouse is also convenient to downtown and destinations like Millcreek Mall, the largest shopping complex in the city.

100-plus-year-old homes sold as-is or fully renovated
Most homes in Pulaski Lighthouse are three- to five-bedroom colonial-style houses and bungalows built around 1900. Many still have their original hardwood floors, trims and other architectural details, like French doors. Many have been remodeled and outfitted with high-efficiency furnaces and central air units. “The housing stock is over 100 years old,” NeCastro says. “Some have been torn down to reduce urban blight. I’ve also seen homeowners buy vacant lots next to their homes to add to their land.” Multi-family properties make up a third of all homes in the neighborhood. Most are two-unit buildings with separate utilities, and many have been remodeled and are either move-in ready or already tenant-occupied. Homebuyers can expect to pay between $35,000 for a fixer-upper and $130,000 for a fully renovated property, which is still over 60% less than the median price of an average home in Erie.

New York Lunch on East Avenue has a diner feel with memorabilia on the walls from the restaurant’s nearly 100-year history. Today, a Ukrainian couple owns it, selling prepared foods like pigs in a blanket, goulash and homemade soups in addition to the specialty products and foods it’s known for. Fulton Athletic Club is a private social organization at 19th and Hess. The club offers a full bar and raises funds for charities and community initiatives through gambling games. From ballparks to a lighthouse, where the neighborhood gets its name
Pulaski Park sits along the neighborhood's southern end and offers two softball fields. Pulaski, from whom the neighborhood gets its name, was a nobleman soldier who fought in the American Revolutionary War and is credited with saving George Washington’s life during the war. The park also features a playground and a shaded area with walkways and benches. Wayne Park is in the neighborhood’s center, where kids can stretch and climb on swings, slides and jungle gyms, and adults can relax on the park’s benches and under its mature shade trees. The neighborhood also gets its name from the Erie Land Lighthouse, constructed in 1867. The building and adjacent park feature a sizeable playground, a picnic pavilion and views of Lake Erie. Boating enthusiasts can take advantage of the East Avenue Boat Launch to the west of the lighthouse. It has a small strip of beach and an unfettered view of the “Three Sister Stacks,” what’s left of Erie’s Hammermill paper plant that closed in 2002.
The Erie Land Lighthouse, built in 1818 was the first commissioned lighthouse on the Great Lake.
