Rio Arriba County 87532
Santa Fe- and Northern New Mexico-style homesteads
Surrounded by rugged desert hills, mature cottonwood trees and old dirt roads, Cuartelez’ homes sit on long, narrow lots studded with fruit trees and art studios. Most either brush against the Santa Cruz River or the centuries-old acequias that deliver water from the stream. Santa Fe-style homes from the 1880s to 1950s are common, featuring authentic adobe exteriors, flat roofs and exposed wooden beams called vigas. Northern New Mexico-style homes from the same period are also prevalent; typical features include weathered metal roofs, bright stucco exteriors and white wood trimming. Homes are often passed down between generations here and rarely come to the market. As of late 2024, the average home price is around $500,000, lower than national and Santa Fe Metro Area averages.Near the Jemez Mountains and Santa Fe National Forest
With the Santa Fe National Forest to the east and Jemez Mountains to the west, Cuartelez has access to over a million acres of open space. Around 30 miles west, Abiquiu Lake sits amid imposing red sandstone rockfaces and is a popular spot for fishing and boating. Mountain paths like the 31 Mile Road in Española are frequented by dirt bikers and off-roaders for their panoramic views of ponderosa pine forests and high desert scenery. Under 10 miles east, the Santa Cruz Lake Recreation Area’s chilly waters and sheer cliffs invite both kayakers and campers; 20 miles south in the Sangre de Cristo Mountains, Nambe Falls is another popular camping spot known for its tiered waterfalls. In the winter, the Ski Santa Fe Resort invites alpinists to enjoy its 87 runs, including five double black diamond slopes.Served by Española Public Schools
Local kids are served by Española Public Schools, which scores an overall grade of C on Niche and offers trilingual services in English, Spanish and Tewa. Students can start at C-minus-rated Tony Quintina Elementary and continue to C-minus-rated Carlos F. Vigil Middle. C-plus-rated Española Valley High is known for its strong sports programs; in 2023, the Sun Devils won the Division 2-4A Football Championship.Quick commutes to Española, Santa Fe and Los Alamos

Along the Riverside Drive corridor, locals can shop for groceries at the Walmart Supercenter or choose their pick from a host of fast-food chains and casual restaurants. On Monday mornings, the Española Farmers Market’s stalls fill an open field on Railroad Avenue, offering locally grown produce and animal products. Centered around an open plaza, Anthony’s on the Delta is a shopping center focused on mom-and-pop businesses; folks here can grab colorful bouquets at Delta Flowers or enjoy deliciously greasy quesadillas at La Fonda del Sol. Many Cuartelez artists also open their art studios during the village’s seasonal studio tours, inviting visitors and neighbors to peruse and purchase their work. “Between fall and Christmas, all the little villages will open their studios, and you see everything between glassblowing and marble statues,” Horpedahl says.Water associations, acequias and private wells in Cuartelez
Cuartelez has experienced water scarcity in the past. In 2000, the villages of Cuartelez, La Mesilla, El Valle de Arroyo Seco and La Puebla formed the Cuatro Villas Municipal Development Water Users Association (MDWUA) in response to the growing need for drinking water in the region. Now, members of the association have access to clean water 24 hours a day from Cuatro Villas’ water tanks. Some properties in Cuartelez also have water rights to the Santa Cruz River and its acequias. Those with water rights must participate in acequia clean-up days to ensure the ditches are clear of debris; otherwise, the Mayordomo (ditch boss) reserves the right to deny access to the acequias. Other properties may obtain private access to groundwater from the New Mexico State Engineer.
