Rural artist village near Española and Santa Fe

Around 25 miles north of Santa Fe, and on the outskirts of Española, Cuartelez is a centuries-old farming village that’s transformed into a community of artists. “A lot of artists and craftsmen develop their art here and take it to galleries in Santa Fe," says David Horpedahl, a Broker with Berkshire Hathaway HomeServices experienced in the area. "Everyone’s got to get a start somewhere. Starving artists can buy a little piece of land with an old barn on it and turn it into a house, and that’s how Cuartelez has developed over the last 50 years.” The community preserves its rural character by maintaining the area’s old fruit orchards and acequias (irrigation ditches), and the 19th-century Capilla de la Sangre de Cristo continues to hold services every Sunday. Outside of artists, many move here for its proximity to the Los Alamos National Laboratory — New Mexico’s largest employer — and surrounding mountain and desert spaces. Cuartelez also enjoys a CAP Crime Index score of 2 out of 10, lower than the national average of 4.

Santa Fe- and Northern New Mexico-style homesteads

Surrounded by rugged desert hills, mature cottonwood trees and old dirt roads, Cuartelez’ homes sit on long, narrow lots studded with fruit trees and art studios. Most either brush against the Santa Cruz River or the centuries-old acequias that deliver water from the stream. Santa Fe-style homes from the 1880s to 1950s are common, featuring authentic adobe exteriors, flat roofs and exposed wooden beams called vigas. Northern New Mexico-style homes from the same period are also prevalent; typical features include weathered metal roofs, bright stucco exteriors and white wood trimming. Homes are often passed down between generations here and rarely come to the market. As of late 2024, the average home price is around $500,000, lower than national and Santa Fe Metro Area averages.

Española shops and Cuartelez studios

Around 5 miles west, Española has been the commercial center for villages like Cuartelez for well over a century. Along the Riverside Drive corridor, locals can shop for groceries at the Walmart Supercenter or choose their pick from a host of fast-food chains and casual restaurants. On Monday mornings, the Española Farmers Market’s stalls fill an open field on Railroad Avenue, offering locally grown produce and animal products. Centered around an open plaza, Anthony’s on the Delta is a shopping center focused on mom-and-pop businesses; folks here can grab colorful bouquets at Delta Flowers or enjoy deliciously greasy quesadillas at La Fonda del Sol. Many Cuartelez artists also open their art studios during the village’s seasonal studio tours, inviting visitors and neighbors to peruse and purchase their work. “Between fall and Christmas, all the little villages will open their studios, and you see everything between glassblowing and marble statues,” Horpedahl says.

Water associations, acequias and private wells in Cuartelez

Cuartelez has experienced water scarcity in the past. In 2000, the villages of Cuartelez, La Mesilla, El Valle de Arroyo Seco and La Puebla formed the Cuatro Villas Municipal Development Water Users Association (MDWUA) in response to the growing need for drinking water in the region. Now, members of the association have access to clean water 24 hours a day from Cuatro Villas’ water tanks. Some properties in Cuartelez also have water rights to the Santa Cruz River and its acequias. Those with water rights must participate in acequia clean-up days to ensure the ditches are clear of debris; otherwise, the Mayordomo (ditch boss) reserves the right to deny access to the acequias. Other properties may obtain private access to groundwater from the New Mexico State Engineer.
