Stoneybrook is a private golf course community close to all the action in Estero. Within a few miles of Florida Gulf Coast University, Hertz Arena and Miromar Outlets, residents have access to some of Southwest Florida’s best shopping and essential services. “Stoneybrook is great for families and seasonal residents,” says Chad Damitz, owner of Anchorpoint Real Estate and Southwest Florida real estate expert. “They don’t have the high fees that some of the other [golf] communities do. Stoneybrook is more affordable, and it’s close to a lot of amenities like the airport, FGCU and the mall.”

Residents can buy a membership at Stoneybrook Golf Club, which is open to the public. Hertz Arena is the home of the beloved Florida Everblades professional hockey team and only a mile away. It’s a 14-mile drive to Bonita Beach and Barefoot Beach, two favorites among locals and famous for their shelling.

Close to highly rated Pinewood Elementary School and FGCU
Kids can attend Pinewood Elementary School, which Niche grades an A-minus and the second-best public elementary school in Lee County. Florida has open enrollment, so middle school and high school students get to rank which schools they’d like to attend based on their attendance zone. Admittance is determined by a lottery. Three Oaks Middle School receives a B-plus, while Estero High School is rated B. Estero also has numerous private schools and charter schools. Florida Gulf Coast University is about 3 miles away and known for The Water School, which is dedicated to water quality and environmental science. “You get a lot of professors who work at FGCU, and they want to be near that area,” Damitz says.

The community has a mix of condominiums and single-family homes. The median price in Stoneybrook is about $500,000, much lower than Grandezza’s median of roughly $730,000 and Wildcat Run’s median of nearly $930,000. Condos typically range from $250,000 to $400,000. Single-family homes often feature Spanish Mission, Mediterranean and new traditional styles, and nearly every house has a pool. Detached homes range from about $450,000 to $850,000, depending on the size, age and condition. Furnished homes tend to cost more. The community has monthly HOA fees.

Within 25 miles of Fort Myers and Naples
Corkscrew Road is a major thoroughfare connecting to Interstate 75, and the area can experience heavy traffic. Traffic is compounded during the busy season of mid-January through April. Lee Health Coconut Point has the closest emergency room about 5 miles away, and Southwest Florida International Airport is about 10 miles away. Fort Myers and Naples are both within a 25-mile drive. While the area is mostly car-dependent, there are bike lanes and sidewalks on Corkscrew Road.
Things to keep in mind
Florida’s hurricane season typically runs from June through November, and flooding is a possibility. “I always recommend flood insurance,” Damitz says. He also noted that fees can add up. “I always recommend that a buyer do their due diligence and know the cost for everything, because it’s not just your mortgage. It’s your HOA fees, your flood insurance, your transfer fees, initiation fees.”
