Apartments, bungalows and Victorian homes dot sidewalks
Most properties are rented out in Downtown Eugene, including apartments, where monthly rent ranges from $645 to $2,200. Apartments were built with university students and faculty in mind, as they are located facing bus routes and bike paths that lead to the school. Single-family homes built around the 1920s stand between streets lined with sidewalks, storefronts and apartments. Architectural styles include Craftsman-inspired bungalows and traditional houses, both of which are painted in colorful hues. The bungalows' prices fall between $350,000 and $645,000, while the range for traditional homes is from $465,000 to $690,000. Victorian homes built in the 1890s stand with decorative trim, contrasting the simplicity of the neighborhood’s modern townhouses. Depending on property size, Victorian houses are priced between $690,000 and up to $1.5 million. The neighborhood has multiple townhouses, including contemporary homes built in the 1980s and modern homes constructed after 2020. Depending on the build year, these properties list from $275,000 to $780,000.Willamette River parks, trails and lookout points
The north and south bank trails loop around the shoreline of the Willamette River and run for over a combined 2 miles. Major parks dot sections of the paved trail, including Maurie Jacobs Park’s almost 35-acre green space and playground and Owen Rose Garden’s more than 8 acres and over 4,500 roses. Skinner Butte Park is the neighborhood’s largest park, 100 acres in size, and has a separate mile loop that leads to a lookout point with views of the city and mountains. Rock climbers scale the wall of an abandoned quarry at the park. RiverPlay Discovery Playground is located in the park and has a miniature town with both a mercantile and a school.Education options, including CTE courses in 4J
Eugene School District 4J, also referred to as just “4J,” serves the neighborhood. The western half of the neighborhood may attend River Road Elementary School—or El Camino del Rio Elementary, for Spanish translation students—which receives a C-plus grade from Niche. Kelly Middle School maintains a B grade and North Eugene High School earns a B-plus, while offering various Career and Technical Education (CTE) courses, including the pathways of culinary arts and childhood development and education.Children on the neighborhood’s east side may attend Edison Elementary School, which receives an A-minus, Roosevelt Middle School and South Eugene High School, which both maintain an A.
According to Niche, the University of Oregon, located roughly 2 miles east, is among the top schools chosen by both North and South Eugene high school graduates. The university offers 315 degree and certificate programs and is considered a tier-one national public research university.
Art walks, performance venues and galleries downtown
First Friday ArtWalk is a self-guided, monthly tradition through the streets of downtown to art venues and galleries. Part of the event includes live performances held in the Farmers Market Pavilion. ArtWalk guides are handed out at the pavilion, mapping out the participating venues for the night, many of which dot the streets between 11th and Fifth avenues. Performance venues are also located in this area of Downtown Eugene, including the Hult Center, which hosts touring Broadway shows, and McDonald Theatre, which welcomes comedians and musicians.Trains and buses commuting from Eugene Station
Lane Transit District (LTD) serves the Downtown Eugene community. The Eugene Station’s bus depot and bus stops are along local thoroughfares, including west- and east-bound Fifth, Sixth and Seventh avenues, and north- and south-bound streets Oak and Pearl. In fact, the University of Oregon’s students and faculty use LTD buses for free. Dedicated bike lanes run around a mile east through the neighborhood and to campus. “When I lived in Friendly, I only ever saw people walking the street with their dogs or exercising, but downtown, I look out my window, and there are people going places, like when my neighbor goes out the front door with his backpack headed east to the university because he’s a grad student or I recognize faces of people going to work,” says Noah Birnel, local and co-chair for the Eugene Downtown Neighborhood Association.Sixth and Seventh avenues connect the neighborhood with Interstate 105 on the west side and Coburg Road on the east. Both avenues bridge north over the Willamette River into Cal Young. State Highway 99 leads nearly 10 miles west to the Eugene Airport, which provides regional flights as far north as the Seattle-Tacoma International Airport and as far east as the Dallas-Fort Worth International Airport. Amtrak trains depart from Eugene Station off Fifth Avenue, not to be mistaken for the bus depot off 11th Avenue.
Markets, specialty stores and locally owned restaurants
Local specialty stores, including the toy shop Elephant’s Trunk and florist Rhythm & Blooms, line the 5th Street Public Market. Magpie Coffeeshop’s minimalist café sits with various other restaurants in an area of the market known as the “Alley.” Gordon Tavern anchors the end of the alley, serving American comfort food in a modern-style dining room with rustic finishings. Cornucopia Bar & Burgers is a local restaurant with a beer garden that has two locations in downtown Eugene. In addition to Whole Foods Market and locally owned The Kiva Grocery, fresh produce is sold weekly at the Lane County Farmers Market. Pavilions were added to the market in 2022, allowing it to remain open, year-round, on Saturdays from February through December, Tuesdays from May through October and for the occasional night markets.Other information
Reported property crimes are slightly higher in Downtown Eugene, which has a 9 out of 10 on the CAP Index crime score, compared to the national average of 4. To counter this, Eugene’s police department organizes a city watch program, where neighborhood businesses are taught to recognize criminal behavior and record details to assist investigators. Part of the police department’s funding goes toward its mobile crisis intervention program, “CAHOOTS” (Crisis Assistance Helping Out On The Streets). When social service-related calls are dispatched, experienced crisis workers and medics are sent to respond in place of armed police officers.
