Secluded country living miles from DeBary and DeLand
The rural Lake County community of Royal Trails offers locals a quiet, nature-rich lifestyle close to lakes, wildlife preserves and conservation areas. “There are literally deer and turkeys walking around. And the neighborhood has 'don't feed the bears' signs posted,” says Ben Champion of Tree Frog Realty, a local Realtor with decades of experience. Royal Trails is almost 30 miles away from the closest cities, DeBary and DeLand. “People move out here for the land, that’s all there is to it,” Champion says.
Single-family homes on spacious properties
Most homes are New Traditional or ranch-style, and many feature farmhouse or Craftsman-inspired designs and front-facing attached garages. “It feels very rural because all the homes are on 1-acre lots, so it’s not a typical subdivision even though the homes look very suburban,” Champion says. Home prices start around $150,000 and go up to about $620,000. Buildable land typically sells for between $14,500 and $150,000. The risk of flooding and wind damage during hurricane season is lower here than in coastal Florida, though Lake Tracy and the creeks running through the community occasionally overflow in heavy rains. The CAP Index Crime Score is 2 out of 10, lower than the national average of 4.
Nearby nature preserves and Royal Trails Community Park
Seminole Forest Wildlife Management Area features over 12,000 acres of swamps, sand pine scrub and pine forests. Visitors often spot black bears, alligators and sandhill cranes, and seasonal hunting for wild hogs, turkeys and other small game is permitted. Lake Tracy and Lake Norris, in the nearby Lake Norris Conservation Area, allow fishing. “There’s a community boat dock with a ramp on Lake Norris, and a public boat ramp for non-motorized boats, but other than that, there’s no other access. It’s very private and quiet,” Champion says.
Highly rated Lake County Schools
The Lake County Schools district allows open enrollment through the Educational Choice transfer program. Royal Trails is zoned for Seminole Springs Elementary, Eustis Middle and Eustis High. Seminole Springs Elementary earns a B from Niche. Eustis Middle receives a B-minus. Eustis High, which gets a B-plus, offers the Health Science Collegiate Academy in partnership with Lake Sumter State College, the University of Central Florida and South Lake Hospital.
Limited shopping in Pine Lakes, more in DeBary and DeLand
The neighboring community of Pine Lakes has a Dollar General, along with gas stations and convenience stores. “There’s not much for shopping or dining out this way,” Champion says. For groceries and other shopping excursions, residents head into DeBary or DeLand, where there are retailers like Walmart Neighborhood Market, Publix and Winn-Dixie. Shady Oak Restaurant, off State Road 44 heading toward DeLand, is a casual American eatery overlooking the St. Johns River. The DeLand Stockyard, a few miles up the road, is a popular steakhouse.
A largely car-dependent Lake County community
State Road 44 runs through the nearby Pine Lakes community, connecting northeast to DeLand and southwest toward Seminole Springs and Eustis. AdventHealth DeLand is less than 20 miles from most homes, a drive that typically takes under 30 minutes. Orlando, more than 40 miles away, is usually about an hour-long drive via state roads and Interstate 4. The Lake County Office of Transit Services provides pre-scheduled paratransit resources, including door-to-door bus rides, to eligible county residents.
