The west end of Evanston
An aptly titled neighborhood on Evanston's west side, The West End neighborhood features the North Shore Channel on the western border with numerous recreation options alongside the water. “This used to be a large industrial area, but some of those businesses closed, and I’m hoping that some will be repurposed into loft apartments or something similar,” says Mary Rosinski, a broker with Coldwell Banker Realty, who has lived in Evanston for 34 years. “There are still some buildings that are occupied.” The companies that operate in the neighborhood include a metal manufacturer and Bernard Food Industries, which makes the sugar substitute Sweet ‘n’ Low. Evanston is also home to the 22,000 students at Northwestern University, a renowned private research school.
Recreation along the North Shore Channel
On both sides of the North Shore Channel, walkers and bikers can traverse the entirety of the North Shore Channel Trail, which runs from the Northwestern University campus 8 miles into Chicago. The trail goes by the West End neighborhood and past a couple of parks that hug the Evanston side of the channel. Harbert Park runs north to south between Main Street and Dempster Avenue, with a playground area and a full basketball court. Dozens of sculptures can be seen on the other side of the channel, part of the Skokie Northshore Sculpture Park. Channelside Park on the south side of Main Street has multiple soccer fields, a skate park and a dog park to give four-legged family members some exercise. For indoor recreation, the Robert Crown Community Center, which opened in 2020, has state-of-the-art facilities, including two NHL-sized hockey rinks, a 200-meter running and walking track and a branch of the Evanston Public Library.

West End houses for first-time homebuyers
Single-family homes in the area generally range from $300,000 to $600,000. “I say that the area is great for first-time homebuyers on the lower end of that scale if they’re willing to do a little work,” Rosinski says. “A good deal can be had if you’re open-minded.” Cape Cod and ranch-style houses with three to four bedrooms line the streets under the canopy of mature trees. Some older homes have been renovated, and many have detached garages. Some have at least a partial basement. Townhouses range from $250,000 to a newer construction unit close to $700,000. Monthly fees start at $175. With proximity to the North Shore Channel, most of the homes in the neighborhood are at moderate flood risk, according to the First Street Foundation.

A-plus rated Evanston Township High School
One of the draws to living in the neighborhood is access to highly-rated schools. Walker Elementary has a low student-teacher ratio of 12-to-1 and is rated an A on Niche. The class sizes are slightly smaller at Chute Middle School, with a B-plus Niche grade and a 10-to-1 student-to-teacher count. The current Evanston Township High School building on Dodge Avenue was constructed in 1924 and is a majestic castle-like structure. The school gets an A-plus and an average 93% graduation rate. “They have a cool program called Geometry in Construction,” Rosinski says. “They construct a small house, which gets delivered and put on a vacant lot in the city. Sometimes, teachers at the school live in the house.” Living in Evanston means proximity to one of the premier research universities in the country. The campus of Northwestern University is just over 2 miles to the northeast.

Walking to downtown Evanston
The west part of Evanston is a walkable area - if the weather’s good, some go to the downtown area by foot. “I think of Evanston as a big, small city. It’s only eight blocks from Dodge Avenue to downtown. That’s not that far,” Rosinski says.
