Community-oriented suburb in eastern Evansville
On the southern border of Indiana, Evansville or the “River City ''— endearingly called by locals— is known for its community-oriented nature and outdoor lifestyle north of the Ohio River. Situated at the intersection of Route 41 and the E. Lloyd Expressway, the eastern Evansville suburb of Ballard attracts prospective buyers with a small-town vibe, affordable entry-level options and proximity to downtown. “Evansville has everything you need,” says Drew Duncan, Evansville native and Creator of DAD’s Vacations & Coasters Channel on YouTube. “We have the city life downtown and quite the selection of local businesses and outdoor activities within the city limits or even the suburbs.” Community mainstays less than a mile away, like Rochelle-Landers Pool and Braun Stadium, home of the Evansville Purple Aces baseball team, foster community and pride. More amenities and entertainment are available in downtown Evansville, accessible via a 2-mile or 6-minute drive down E. Walnut Street, which runs through the center of the neighborhood.
Prairie-styles and bungalows
The real estate market in Ballard is desirable for its pricing and proximity to major thoroughfares for commutes. “Eastern suburbs are often more affordable options for prospective buyers,” says Kara Hinshaw, Broker at Key Associates Signature Realty. “These homes are closer to downtown and the major commercial hubs.” Homes in Ballard sell for an average of $50,000 less than the properties in the Evansville Metro Area. Most Ballard homes were constructed in the 1920s, resulting in styles common to the era: Cape Cods, bungalows and Prairie styles. Many feature detached garages and small lawns with ornate fencing. Home prices range from $100,000 to $200,000, depending on size and condition.
