Charming neighborhood in southeastern Evansville
In the early 19th century, the community of Culver was primarily comprised of expansive farmlands dotted with Queen Anne and Victorian-style homes owned by notable Evansville families. While today, Culver is recognized by the National Register of Historic Places, it's also known for its rural charm and proximity to urban conveniences. “It’s a historic neighborhood with some of the best food, drink and culture in town,” says Philip R. Hooper, Broker at Berkshire Hathaway HomeServices Indiana Realty. “Consider Culver if you’re a fan of classic older home styles or want to be close to the Ohio River for gorgeous sunsets over the water.” Located along East Riverside Drive, waterfront views and outdoor activities are also highly accessible. Despite downtown Evansville's ongoing growth, Culver maintains its character and secluded feel, while being just a half mile or a 5-minute drive from the city.

The real estate market in Culver is desirable for its entry-level pricing and proximity to downtown Evansville. “The market is unique here,” says Hooper, who has been selling in the area for over a decade. “It can seem like a competitive market to buy in like any limited inventory environment, but knowing the asset, owning a historic home, can help.” Most homes in Culver were constructed in the early 1900s, resulting in architectural designs like Queen Annes and Victorians, and later Cape Cods, bungalows, and Prairie styles. With an average sales price of $130,000, homes in Culver are priced at $400,000 less than the majority of properties sold in the US. Home prices vary depending on their location within the neighborhood. On the eastern side of the neighborhood, older houses can go for as low as $50,000 for a fixer-upper, while on the western side along Riverside Drive—where there's been more recent development—prices reflect larger lot sizes and can cost upwards of $300,000. Homes often feature detached garages and small lawns with paved entryways and backyard fencing. Streets are equipped with paved sidewalks, which lead residents to the Culver Family Learning Center at its center.
