New development in northern Evansville
Named after the Jacobs family—19th century dairy farmers—Jacobsville, a northside Evansville community is transitioning away from its agricultural roots into a hub of commerce. Now home to large manufacturing corporations like Ferguson Industrial and Indiana Cardinal, Jacobsville's resurgence is not exclusive to the industrial sector. “The area is really up-and-coming,” says Andrew J. Bowlds, managing broker at Euphoric Development. Today, new restaurants, businesses and housing developments are adding to this area's appeal. “It’s exciting to see Jacobsville attract new residents and grow into a neighborhood with community spirit.” As the area continues to expand, the Jacobsville Neighborhood Improvement Association has remained active, implementing projects like the installation of protected bike and pedestrian pathways along Main Street, and sponsoring annual events like the Main Street Christmas Parade. Home to nearly 7,000 people, Jacobsville is also popular with commuters, as the community is just a short 2 miles from downtown Evansville.

Queen Annes and 20th-century traditionals
The real estate market in Jacobsville is competitive due to its entry-level pricing and proximity to downtown. “The market is generally more affordable and attracts buyers with its variety of housing options," says Bowlds, who has been selling in Evansville for more than seven years. “We're seeing a lot of first-time buyers move into the area.” With a median sales price of $92,000, homes here cost about $70,000 less than the average property in the Evansville Metro Area. For example, prices in Jacobsville can range from as low as $30,000 for a three-bedroom Craftsman style fixer-upper to upwards of $200,000 for a three-bedroom fully renovated Traditional with updated amenities. Most homes here were constructed in the early 1900s, and many reflect styles from that era including bungalow and Queen Anne designs. Most homes here also feature detached garages and small front lawns complete with ornate fencing for an added sense of privacy. Streets stretch out in a traditional grid pattern, surrounding the Deaconess Midtown Hospital, in this neighborhood's south end.
