Kathleen-Jeanette is an Evansville neighborhood near the interstate with a close community. "We’re at the point where we know all of our neighbors by name,” says Amy Thomasson, a travel agent who has lived in the area for over a decade. When an ice storm hit the region in January 2025, she says that her neighbors were checking in to make sure everyone was safe and had what they needed to get through the storm. “We ban together when we need to,” she says. Parks, shops and restaurants are all a short drive away, and several churches are in the neighborhood.

Ranch styles and bungalows for $175,000 or less
Thomasson says that her family enjoys going for a stroll through the neighborhood, walking along its wide roads. Mid-to-late 20th-century ranch-style homes line the streets, where homes have grassy lawns shaded by oak trees. “We have a really big backyard,” Thomasson says. “We end up with deer and raccoons and possums and foxes. It makes us feel like we’re not in the city.” There are some new traditional bungalows in the southeastern corner. Prices generally range from $65,000 to $175,000. Many of the less expensive properties need renovations. “The housing value is a little bit lower here, and the property taxes are lower.” Most of the neighborhood is at risk of flooding, and flood insurance is required for most mortgage lenders in the area.

Residents dine at nearby restaurants or in Downtown Evansville
Kathleen-Jeanette is near several eateries. “There’s a foodie scene in Evansville, but we also have all those comfortable chain restaurants,” Thomasson says. Her favorite restaurant is Pangea Kitchen, where the fusion menu features Italian and Thai influences. Cleaver’s Restaurant is known for its Chicago-style menu. The closest grocery store is the Walmart Neighborhood Market. Target, Walmart Supercenter and Home Depot are about 4 miles away, at the intersection of Interstate 69 and Lloyd Expressway. Downtown Evansville is about 7 miles away. Dining options include 2nd Language, known for its ramen, and BRU Burger Bar. Also downtown are entertainment venues like the Ford Center, an arena that hosts hockey games and concerts. The Children’s Museum of Evansville features interactive galleries like Kids World, which is focused on Evansville and its sister cities: Tochigi-Shi, Japan; Osnabrück, Germany; and Tizimin, Mexico.

Evansville schools include New Tech Institute and local college
Evansville Vanderburgh School Corporation serves the neighborhood. Caze Elementary School and McGary Middle School both receive a C from Niche. New Tech Institute is an application-only high school that earns a B. Juniors and seniors can enroll in the Entrepreneurial Academy, which teaches business skills like marketing and community outreach. The University of Evansville is about 3 miles away and offers over 75 undergraduate degree programs.
The student population of Caze Elementary School is 358 and the school serves PK-5.
The student population of Mcgary Middle School is 351 and the school serves 6-8.

Vann Pollack Park is a short walk from the neighborhood. “We call it the ‘twisty slide’ park,” Thomasson says. Besides a playground with a swing set and the aforementioned slide, the park has a basketball court and several baseball fields. Thomasson's family also enjoys the four-story indoor playground at The Hills, a church that is about 5 miles away. Wesselman Woods is a nearby nature preserve with 4 miles of hiking trails and the Nature Playscape, an outdoor playground made of natural resources like logs, rocks and native plants. “There really is a lot to offer for people with young families,” Thomasson says.

Interstate 69 leads to nearby major cities
Residents rely on their cars to get around. Interstate 69 runs along the southern part of the neighborhood and intersects with U.S. Route 41. “It’s a great location,” says Thomasson, noting that several major cities are nearby. Indianapolis is about 170 miles away, while Louisville, Kentucky, is about a 120-mile drive. There is a bus route along Pollack Avenue. Evansville Regional Airport is about 11 miles away and offers nonstop service to eight U.S. cities. “It is nice and convenient if you are a traveler,” says Thomasson, who works with Travelmation. “You don’t have to drive to those big cities to catch a flight.”
