Resilient community Five Points ahead
Wide streets veer from Covert Avenue into this east side Evansville community of Lorraine Park. “It’s a small community with caring, generous people and safe streets,” says Becky Kasha, Managing Broker at NextHome Hahn Kiefer Residential. Named after the greenspace on its northeast corner, this neighborhood is known for quiet suburban vibes not far from its neighboring urban amenities. “There are many big-city offerings nearby, like universities, sports complexes and the lovely Ohio Riverfront,” adds Kasha. Established in 2000, the Lorraine Park Neighborhood Association is active and has worked with the city to manage crime, prevent flooding and bring in new development. Home to Five Points—the lowest point in Evansville—at its center, this area was susceptible to significant flooding prior to the installation of a sewer-storm water separation system which was implemented in 2010. Today, neighbors regularly frequent Lorraine Park, spending time at its public pool or picnicking under its pavilion. For a quick 2-mile commute downtown, residents can take Washington Avenue straight into the city or use the East Lloyd Expressway. Despite its low-lying geography, Lorraine Park is a community on the rise.

Mid-century ramblers and cottages
The real estate market in Lorraine Park is competitive because of its entry-level pricing and easy access to Covert Avenue. “The market has been affected by higher interest rates since 2008,” says Kasha, who has been selling in the area for over 10 years. “Inventory is low, but things are starting to thaw now that interest rate cuts are around the corner.” Most homes were constructed in the 1950s, and feature rambler or ranch-styles, and cottage designs. With a median sales price of $130,000, home values here are on par with the average property in the Evansville metro area. Prices in Lorraine Park range from as low as $70,000 for a two-bedroom fixer-upper to upwards of $200,000 for a three-bedroom brick rambler with updated amenities. Most homes are equipped with paved driveways, detached garages and ornate fencing for added privacy. Located at the lowest elevation point in Evansville, known as Five Points, or the place where five streets intersect – Alvord Boulevard, twice, Monroe Avenue, Alvord Lane and Southeast Boulevard – some homes in this area may experience flooding. However, the city of Evansville did implement a sewer-storm water separation network in 2010 and continues to work with The National Flood Insurance Program to help residents obtain affordable insurance, as a safety precaution.
The average home in Lorraine Park is roughly 1,334 square feet.
