Industrial roots along the West Lloyd Expressway
Named after a grove of Poplar Trees found at its inception, Poplar Grove attracts buyers with affordable homes, a highly-rated school district and easy access to urban amenities. Established in 1993, this West Side community continues to develop from its industrial roots. With large companies like Traylor Industrial to the south and the Evansville Western Railway (EVWR) splitting the community in two, the Poplar Grove Neighborhood Association has advocated for car abandonment regulation and train indicators for increased safety throughout the community. “There’s a real sense of community on the West Side,” says Deanne Naas, Broker at F.C. Tucker Emge. “Employment is great, crime is low, and it’s pretty status-quo on all fronts most of the time.” Despite its industrial roots, Poplar Grove maintains a neighborhood feel by taking advantage of the hiking trails at the nearby Howell Wetlands during fall and the Norman "Red" Mosby Pool in the summer. And with the West Lloyd Expressway on its northern border, major retailers and downtown Evansville are all accessible within a 3-mile or 10-minute drive.
Traditional ramblers and Cape Cods
The housing market in Poplar Grove is competitive due to low inventory, entry-level pricing and proximity to the West Lloyd Expressway. Most homes were constructed in the 1920s, resulting in traditional ramblers, Cape Cods and Craftsman common of the era. “We’re seeing a steady upward motion as far as pricing is concerned,” says Naas, an Evansville native with over 35 years of selling experience in the area. “It’s a good market to sell as the average price of homes increases due to a shortage of inventory.” With a median sales price of $160,000, homes are priced $30,000 less than the average property in the Evansville Metro Area. For example, prices range from as low as $40,000 for a two-bedroom Cape Cod fixer-upper and reach upwards of $300,000 for a four-bedroom Craftsman with updated amenities. Homes often feature small lawns and ornate fencing for added seclusion from neighbors. Those settled along the EVWR are positioned facing away from the tracks, however, the sound from ongoing trains is expected in the area. Streets veer from the West Lloyd Expressway into cul-de-sacs, with some sidewalks for increased navigation throughout the community.

Shopping along the West Lloyd Expressway
Major retailers like Home Depot and Lowe’s are available along the West Lloyd Expressway. Groceries and everyday essentials are available at Wal-Mart, Schnucks Evansville West and Aldi, all just 2 miles from the neighborhood. Dining options include the Evansville-founded Donut Bank, which serves breakfast pastries and a selection of caffeinated beverages to start the day.
