Queen Annes and 19th-century estates
The real estate market in Riverside is competitive due to the low inventory, unique home styles and proximity to Haynie’s Corner. “The housing options vary significantly, from fully updated homes at a higher price points to properties in need of extensive renovation, which are more affordable,” says Berry, with six years of experience selling in the area. “As a result, homes in the Riverside District typically stay on the market longer, averaging between 50-70 days, compared to around 30 days in other parts of the city.” Most homes were constructed in the late 19th century, resulting in Federal styles, Queen Annes and Italian Renaissance or Greek Revivals common of the era. With a median sales price of $580,000, homes here cost almost $200,000 more than the average property within the Evansville Metro Area. For example, prices range from as low as $150,000 for a four-bedroom Federal fixer-upper with around 2,000 square feet to upwards of $700,000 for a five-bedroom Queen Anne with updated amenities and 4,000 square feet. Homes often feature small lawns with paved entryways, detached garages and ornate fencing for added seclusion. Streets are laid out in a traditional grid pattern, with some showing signs of history and their original brick-lined character.

Waterfront views of the Ohio River at Sunset Park
Sunset Park is within walking distance of many homes. It has a mulched playground, concrete skatepark and access to the Pigeon Creek Greenway.
