Known for its walkability and 19th-century housing styles, Riverside joined the National Register of Historic Places in 1979. Notable landmarks, like the Reitz Home and the Evansville Museum, are within walking distance and contribute to Riverside's character. “It’s highly desirable because of its proximity to numerous restaurants, bars and businesses, offering a vibrant nightlife and a calendar full of events,” says Mitchell Berry, Realtor at Key Associates Signature Realty. “The area is very walkable, making it easy to enjoy without needing a car.” Today, neighbors can be seen starting the day with a beverage at Penny Lane Coffeehouse or attending the annual Front Porch Festival in the Haynie's Corner Arts District come fall. With a deep-rooted history and a prime location south of downtown, Riverside maintains its old-world appeal as modernity continues to develop Evansville.

The real estate market in Riverside is competitive due to the low inventory, unique home styles and proximity to Haynie’s Corner. “The housing options vary significantly, from fully updated homes at a higher price points to properties in need of extensive renovation, which are more affordable,” says Berry, with six years of experience selling in the area. “As a result, homes in the Riverside District typically stay on the market longer, averaging between 50-70 days, compared to around 30 days in other parts of the city.” Most homes were constructed in the late 19th century, resulting in Federal styles, Queen Annes and Italian Renaissance or Greek Revivals common of the era. With a median sales price of $580,000, homes here cost almost $200,000 more than the average property within the Evansville Metro Area. For example, prices range from as low as $150,000 for a four-bedroom Federal fixer-upper with around 2,000 square feet to upwards of $700,000 for a five-bedroom Queen Anne with updated amenities and 4,000 square feet. Homes often feature small lawns with paved entryways, detached garages and ornate fencing for added seclusion. Streets are laid out in a traditional grid pattern, with some showing signs of history and their original brick-lined character.

Waterfront views of the Ohio River at Sunset Park

Sunset Park is within walking distance of many homes. It has a mulched playground, concrete skatepark and access to the Pigeon Creek Greenway. The Greenway consists of paved paths for walking or biking and waterfront views of the Ohio River. Families can also visit Mickey's Kingdom Park here. It’s a large village-themed playground with rubber flooring for increased safety. For a contemplative time, the Evansville Museum sits north of here, with artifacts and interactive exhibits conveying early Evansville history. The Reitz Home Museum is located in the neighborhood and is one of the finest examples of French Second Empire architecture. The museum offers guided tours weekly from Tuesday through Friday.

The annual Front Porch Festival

In September, neighbors head to the Haynie's Corner Arts District for the annual Front Porch Festival. “It’s one of the standout events, where visitors hop from house to house and enjoy a wide variety of music on the front porches of various houses in the neighborhood,” says Berry, who has sold over 200 homes in Evansville to date. Visitors enjoy performances from local bands, food trucks and an after-party on Sunday from 4:00 p.m. to 9:00 p.m. The Front Porch Festival is free for all ages, but locals are encouraged to tip performers as available.

Local eateries in Haynie’s Corner

Groceries and everyday essentials are available 3 miles east at Covert and Lodge Shopping Center, which features retailers like Simpson's Supermarket, Family Dollar and New York Beauty Supply. Riverside’s unique location is within walking distance of the local eateries in Haynie’s Corner. Dining options include Penny Lane Coffeehouse, an Evansville classic roastery with outdoor patio seating and a selection of breakfast fare and caffeinated beverages. Walton’s serves southern-inspired dishes, smokehouse meats and complimentary popcorn appetizers. The locally owned Haynie's Corner Brewing Company is a friendly neighborhood gathering spot for craft beers and trivia on Thursday nights. Bokeh Lounge prepares all-American cuisine and hosts a lineup of live concerts throughout the summer.
