Rosedale South is a quiet community next to two Catholic schools and a university
Rosedale South is a small residential community in the heart of Evansville. It’s home to two Catholic schools, a Catholic cathedral and the University of Evansville, a private school that enrolls around 2,000 students. “It’s unique because you’ve got both the university and the parochial schools here. It’s got a lot of starter homes, but also some nice historic homes on beautiful boulevards,” says broker Penny Crick of ERA First Advantage Realty, a longtime area resident.
The neighborhood sits just south of the intersection of two major roadways, making for an easy trek to Downtown Evansville and St. Vincent Hospital. “Professionals really like this area because you’ve got the college, the hospital and downtown within a couple miles,” Crick says.

Residential streets offer a mix of starter homes and spacious early 20th century designs
Residential streets are laid out in a flat grid pattern in Rosedale South. Bungalows with wide front porches, ranch styles and small cottages are the most common home designs here. Nearly all the neighborhood’s homes were built between 1900 and 1950. Some of its most sought-after homes are on Runnymede Avenue and Rotherwood Avenue, including some impressive Colonial and Tudor Revival homes. Prices range from around $100,000 to $200,000, although some larger homes have sold for between $300,000 and $400,000. A little more than half of the community’s residents are renters, including many young college students.

Wesselman Park and Wesselman Woods are less than two miles away
While there are no public parks in the neighborhood, several large parks are situated about 2 miles away, right off State Road 66. Wesselman Park and Wesselman Woods offer plenty of green space where residents can enjoy the outdoors. It has baseball diamonds, basketball courts and miles of trails that wind through its 240-acre woodland preserve. Avid golfers can tee up next door at McDonald Golf Course, a 9-hole municipal course that’s great for beginners or seasoned golfers. Also nearby is the Swonder Ice Arena, an ice-skating rink with youth and adult hockey leagues, figure skating sessions and party-rentals. The Hi-Rail Greenway runs alongside the neighborhood’s western edge, offering bikers a safe way to cycle around town.
You can often spot people shooting hoops on the outdoor courts at Wesselman Park.

Public schools, Catholic schools and a small, private college
Most of the students in Rosedale South start at Evans Elementary School, which gets a C rating from Niche. A small pocket of homes in the southeastern edge of the neighborhood are zoned for Harper Elementary School, rated C-plus. The next steps are C-plus-rated Washington Middle School and B-minus-rated Benjamin Bosse High School. Several private options are available within the neighborhood, including St. Benedict Cathedral School, a kindergarten through 8th grade school affiliated with the St. Benedict Catholic Cathedral. It's unrated by Niche. Reitz Memorial High School, another private Catholic school, is right next door. Carrying an A-minus rating, Niche puts it in the top 30 private schools in Indiana. The University of Evansville is just east of Rosedale South. It has an eye-catching campus of tree-lined sidewalks, pristine lawns and Gothic-style academic buildings that date back to the early 20th century.

Getting around the city via car or bus
Rosedale South is situated at the southeastern corner of the intersection of State Road 66 and U.S. Route 41, easing commute times for local travelers. It’s about 2 miles from Downtown Evansville, and about a two-hour drive from Louisville, Kentucky, the nearest major city. Those who require public transportation can catch the bus on East Walnut Street or Lincoln Avenue. Within the neighborhood, sidewalks offer a safe way to walk around. Ascension St. Vincent, about 3 miles away, is the nearest major medical center.
Shopping and dining right around the corner
Donut Bank, the neighborhood’s only restaurant, is a go-to for sweet treats and baked goods. Less than a mile away, residents can grab a table at Turoni’s Pizzery & Brewery, a popular local spot for thin-crust pizza, bar food and local brews. There’s also Honey Moon Coffee for espresso drinks, pastries and ice cream. For everything else, it’s just a short trek to the city’s bustling downtown district, where the streets are lined with small businesses, shops and eateries. There are several grocery stores nearby, including Schnucks and Walmart Neighborhood Market.
