Southeast Side's suburban vibes, minutes from downtown Evansville

Situated just 4 miles from downtown Evansville, Southeast Side is a classic suburban area that attracts homebuyers for its location and sturdy foundation. "The homes are a little older, but it's a solid neighborhood. You're not too far from anything you could want," says Nikki Davis, a Realtor with F.C. Tucker Emge and Evansville local. She's been assisting homebuyers in the area for nearly a decade. "It's very much your traditional suburb, and I think there's something comforting about that." The community is surrounded by quick shop stops while being relatively close to major commercial areas, and residents have fast access to central city thoroughfares.

Midcentury ranch-style homes and bungalows dominate the area

Southeast Side is characterized by quiet streets shaded by tall, mature oak trees, with classic midcentury homes sitting on neat lots. "These homes have been around since the 1940s and 1950s. People tend to keep them for a long time and take decent care of them," Davis says. "It's a good area for first-time buyers to look at." Ranch-style homes and bungalows are the most common architectural styles in the neighborhood, typically selling for $100,000 to $200,000. Investment properties can sell for much less than the $100,000 price line.

Schooling nearby for all grade levels

Evansville Vanderburgh School Corporation serves the community, and most kids will start at Fairlawn Elementary School, which sits within the neighborhood and receives a C from Niche. Kids can move on to C-rated McGary Middle before heading to B-minus-rated William Henry Harrison High. The high school offers Innovative School Programs for students who may not learn traditionally, providing work-based pathways, early career academies and dual enrollment with local colleges.

Locals parks, historic sites and water activities on the Ohio River

While maintained green spaces in the general area are scarce, Southeast Side is luckily positioned right by Vann Pollack Park, home to a playground, ball fields and a basketball court. The neighborhood is just 3 miles from one of the most popular trailheads for the Angel Mounds State Historic Site, an archaeological marvel that spans approximately 600 acres. A hiking loop passes 11 earthen mounds that were once used by Indigenous communities circa 1250 A.D. to elevate significant buildings. "There are boat ramps around the historic site to get into the Ohio River. Depending on the season, you'll see people out there kayaking and fishing a lot," Davis says.

Convenient shopping areas and local restaurants close to home

When it comes to quick errand runs, there are strip malls off Covert and Weinbach avenues, housing stores such as Dollar General and CVS, alongside chain restaurants. There's a Walmart Neighborhood Market just north of the community for grocery needs, sitting near Steve's Una Pizza, which has been serving the area hand-tossed pies and sandwiches for over 60 years. The city's most significant commercial area is about 5 miles away from Southeast Side, with big-box stores such as Costco and Sam's Club, as well as popular retailers and grocers.

Major roads for getting around Evansville and to the essentials

Covert and Pollack avenues border the area and connect to U.S. Highway 41 about a mile outside of the neighborhood. Southeast Side is located just north of Interstate 69, an essential route for connecting to other major thoroughfares, such as Interstate 64, and for accessing big cities like Indianapolis. Ascension St Vincent Evansville, one of the largest full-service medical centers in Evansville, is 2 miles north of the community. The Evansville Regional Airport offers a limited selection of destination flights, while the St. Louis Lambert International Airport, located roughly 125 miles away, offers a broader range of options.
