Well-established golf community close to local parks and shops
Playing golf and being close to mountains are ways of life in the Hiwan Estates and Fairway community in north Evergreen, Colorado. Drivers will see distant views of grassy meadows and the Rocky Mountain range while traveling the forested area. The Hiwan Golf Club is the social hub of the community with regular membership events and plenty of playing turf. “There are people that drive around that neighborhood in their golf carts,” says Nancy Judge, President of the Evergreen Area Chamber of Commerce who lives near the area. Much like the rest of Evergreen, she says people in Hiwan Estates and Fairway are very “outdoorsy-oriented” and like hiking and biking in nearby parks. “There are roads you can go for a walk on in the evening, and it’s close to the school system,” Judge adds. Residents are also near multiple mom-and-pop shops and restaurants off Colorado State Highway 74.
Plenty to do at Hiwan Golf Club
The membership-based Hiwan Golf Club is the focal point of the neighborhood. Folks can walk to the 18-hole course which sits 7,600 feet above sea level and faces Rocky Mountain peaks. In winter, the course turns into a cross-country ski facility. Members have access to dining and regular social events at the clubhouse as well as a pool and pickleball courts. The adjacent Elk Meadow Park has several miles of trailhead that pass through grassy open space and connect to the over 9,000-foot Bergen Peak. Buchanan Park Recreation Center is a few miles north of the area and has an indoor pool, fully equipped gym and a playground.
Hiwan Estates and Fairway is home to the private Hiwan Golf Club, which also has pickleball courts and a swimming pool.
Trail running is popular at Elk Meadow Park in Evergreen.

Multimillion-dollar homes among Ponderosa pine groves
The homes in Hiwan Estates and Fairway sit along roads that curve past hilly, fenced-in pastures and groves of ponderosa pine trees. Late 20th-century townhomes and condos with two and three bedrooms have stone and wood-composition exteriors and are gathered in the northern part of the community. Homeowners pay a monthly HOA fee of around $470, which covers amenities like snow removal and trash pickup. Prices range from $500,000 to $1 million, depending on square footage. Single-family homes here include ranch-style and modern traditional properties with log cabin-like designs. These were built mostly in the late 20th century with some newer builds from the 2000s and 2010s, and all are a part of the Hiwan Homeowners HOA. These one to two-story homes include floor-to-ceiling windows and large back patios with spacious yards. Prices range between $800,000 and $2.4 million; homes with more square footage and bigger lot sizes typically cost more.

Career-focused programs at Evergreen High
The area is zoned for the Jefferson County School District No. R-1, which earns an A-minus from Niche. Colorado is a “school choice” state, so families outside the district can apply for a spot during open enrollment. Kindergarten through fifth-grade students can attend Bergen Elementary School, which was established in 2023 and does not yet have a Niche score. Evergreen Middle scores an A-minus, and Evergreen High gets an A. The school offers several career and technical programs in health sciences, production arts and business.
Bergen Valley Elementary School serves students in grades K-5.

Italian staples at Tuscany Tavern
A handful of local restaurants and breweries line the Evergreen Parkway on west side of the neighborhood. The family-owned Tuscany Tavern makes homemade sauces, bakes fresh bread and serves Italian favorites like eggplant parmesan and shrimp scampi. Parkside Café has a variety of breakfast treats and a full bar open daily, and Natural Grocers is nearby. Bergen Village Shopping Center has a few local businesses like Quiver High Altitude Goods, which sells outdoor attire, and Nellybelle General Store, a shop with home décor and plants. Locals can also travel about 4 miles south to Evergreen’s downtown area. Here there are locally owned stores like Sweetwater Boutique and Sisters and Company, with women’s clothing, accessories and gifts, and Evergreen Animal Protection Leagues (EAPL) Thrift Shop, where proceeds go toward animal rescue efforts. Evergreen Farmer’s Market is also downtown from June to September, offering produce, handcrafted soaps and other goods.

Easy access to other parts of Evergreen
Colorado State Highway 74, also known as Evergreen Parkway, travels along the western side of Hiwan Estates and Fairway. Highway 74 also has a few stops for RTD-Denver buses. People can bike along the Evergreen Wah Run trail up to the historic Bergen Park area. CommonSpirit St. Anthony Hospital is a 20-mile drive east via 74, and Denver International Airport is 52 miles east via Interstate 70.
Cheering from the sidelines at the Dam Duck Derby
Downtown Evergreen hosts a variety of community events. In December, the Annual Holiday Walk includes a tree lighting ceremony at the Evergreen Lake House, face painting, free candy at local businesses and photo ops with Santa and Mrs. Claus. In August, thousands of yellow rubber ducks can be seen floating down Bear Creek in a race to the finish line during the beloved Dam Duck Derby. Participants with the winning duck can get cash and other prizes. The event also includes vendors and live music.
Close to Evergreen Fire Protection District
Since it’s close to several forested areas, Hiwan Estates and Fairway is at a higher wildfire risk. According to the Evergreen Chamber of Commerce’s website, Evergreen has some of the highest wildfire risks in Colorado. The chamber reminds residents to keep the fire department informed of any campfires lit in the area and create a defensible space around their homes. The Evergreen Fire Protection District office and Evergreen Fire Rescue Station 2 are a few miles from the neighborhood.
