Desirable suburban living in the secluded Ravens Cliff neighborhood
About 15 miles east of Philadelphia, Ravens Cliff is a quaint and quiet subdivision that is split between Evesham Township and Mount Laurel Township, reaping the benefits of both. Upon turning off of Church Road and onto Preamble Drive to enter the neighborhood, residents pass tennis courts and the entrance to a paved walking trail. Preamble loops through all of Ravens Cliff, branching off into residential lanes and cul-de-sacs lined with New Traditionals on spacious lots. Large privacy fences and mature pine and oak trees keep the community hidden from passersby driving on Church Road. In addition to this tucked-away, suburban atmosphere, the CAP Index gives Ravens Cliff a 1 out of 10 crime score, the lowest possible rating. The area in general offers several sought-after amenities that attract both families and commuters. “Most corporate executives have been schooled to look at the ‘four Ms’, which are Moorestown, Mount Laurel, Medford and Marlton,” says John Wuertz, a Broker Associate with Berkshire Hathaway HomeStyles. “Mount Laurel is especially desirable for a transferring corporate executive.” Advantageous facets of Ravens Cliff, centrally located between all ‘four Ms’, include highly-rated schools, interstate and turnpike accessibility, and a plethora of retail just a mile’s drive from the neighborhood’s entrance.
New Traditional homes off Church Road and Fox Hollow development plans
Sidewalks line either side of the residential lanes that loop around Ravens Cliff, passing by meticulously manicured green front lawns with shady oak and holly trees. The neighborhood has low housing inventory, and the market is competitive. When available, homes typically sell after an average of 11 days, and there is usually less than two-months’ supply of available inventory at any time. Buyers interested in moving to the neighborhood can find 2,000- to 3,000-square-foot New Traditionals adorned with brick, stucco or vinyl facades, featuring two-car attached garages. Some properties sit on up to a half-acre lot, providing outdoor space for in-ground pools, hardscaped patio areas. Price tags can range from $525,000 for a four-bedroom and three-bathroom home to $925,000 for a five-bedroom and five-bathroom home. The eastern section of the neighborhood off Elmwood Road has recently broken ground for a new 42-home housing development. Plans for this Procacci Development subdivision, which will be called Fox Hollow, boast properties on one- to three-acre lots, with prices starting in the low $500,000s and averaging around the mid $600,000s. Construction began in 2021, with a projected schedule of building 10 to 15 homes per year.
Although the homes in Ravens Cliff are large, they are set close together necessitating forward-facing garages.
Although the large footprint of of Ravens Cliff homes take up much of their lots, some homeowners choose to use the remaining area for a pool.

Evesham Township and Lenape Regional public-school districts
Students living in Ravens Cliff are served by the Evesham Township School District, which has a B rating from Niche. Young learners can begin at either Beeler Elementary School or Van Zant Elementary School, both of which receive a B rating. They can then advance to the B-plus-rated DeMasi Schools, where the campus provides space for both elementary and middle school sections. Students can then transition to either Cherokee High or Lenape High, both of which hold an A-minus rating. Between the two high schools’ athletic departments, there are more than 140 state championships and each school offers more than 60 student clubs.

Farmers market at Evesboro Downs and recreation at Laurel Acres Park
Evesham Township residents can gather at Evesboro Downs Park, located on the west side of Ravens Cliff, for casual field days and organized events. The park features an open grassy field where youth sports teams might practice or dogs can play. The space becomes the Marlton Farmers Market each Wednesday from June through August, with live music, artisan foods, and produce and food trucks. In addition to the farmers market, the township organizes and hosts a calendar full of events, from vintage car shows and craft markets to cultural performances and festivals. Less than 2 miles north of Ravens Cliff, Laurel Acres Park offers an expansive playground with areas for different age groups, a lake, a dog park, athletic fields, and both paved and dirt walking trails. “I raised three kids at that park, and they had an amazing childhood,” says Dawn Hogan, a real estate agent with Coldwell Banker Realty. “They fished in the lake and played soccer and lacrosse at the park. Baseball and soccer are big sports in this area, and the fields at the park are so nice.” In the same area, Ramblewood Country Club has a 27-hole golf course and a tavern, both open to the public. “Ron Jaworski, who used to be the Eagles quarterback, owns the country club,” Hogan says. “The bar there is called Seven Tap because that was his number when he played.”
Evesboro Downs Park is a 40-acre multi-activity facility featuring sports fields and a playground and hosts the Marlton Farmers Market in the summer months.

Dining in Evesboro and grocery shopping at Marlton Town Center
While Ravens Cliff is strictly residential, there’s a small shopping and dining corridor about a mile west down Church Road. This intertwining of establishments, where the three main arteries of Church Road, Evesboro-Medford Road and Maple Avenue meet, acts as Evesboro’s downtown section. Residents can grab a crepe and a coffee at Crepeyano or an American plate of breakfast all day at The Kettle & Grille. This town square corridor also offers medical clinics, fast-food eateries and other storefronts. About a mile south of Ravens Cliff, the busier Marlton Town Center features a Walmart, Trader Joe’s, Produce Junction and Sprouts Farmers Market. “And a quick drive away is Wegmans, the eighth wonder of the world,” adds Hogan. “And there are a few restaurants on Route 73, some of them are chains.”
Crepeyano is a popular crepey located in Crispin Square very close to the Ravens Cliff neighborhood.
The Kettle and Grille is a popular breakfast and lunch spot for many Ravens Cliff residents.

Car-dependent area near the turnpike, 15 miles from Center City
Ravens Cliff is a car-dependent community, as no train services the area and the nearest NJ Transit bus route is west of the neighborhood along Maple Avenue. Route 616 and Highway 73 serve commuters, making trips across the Delaware River more manageable. Residents can take Route 616 for a 15-mile trip across the Benjamin Franklin Bridge or Highway 73 for an 18-mile jaunt across the Betsy Ross Bridge to get to Center City. The New Jersey Turnpike runs parallel with Interstate 295, both accessible just west of Ravens Cliff. For further destinations, Philadelphia International Airport is about 25 miles away.
