Exton is a quaint suburban community in Chester County with a big focus on urban comforts. The community has an assortment of single-family homes from the 1950s to the early 2000s, from modest ranch-style houses to larger Colonial-revival homes and mansion properties with up to 6,000 square feet of living space. Some of these homes are located in well-maintained HOA developments. No matter where the house is, residents tend to have lots of yard space. There are also a number of townhome communities. Home prices range from $375,000 for townhomes and colonials to $600,000, whereas mansions typically go for around $700,000 to $1 million.

High marks at Exton's public schools
Public school students are served by the West Chester Area School District, beginning their academic careers at primary schools like Exton Elementary School. The school is in the top 100 elementary schools in Pennsylvania, rated by NICHE, and teaches from kindergarten through fifth grade. Students move on to intermediate and secondary institutions such as E.N. Pierce Middle and East High School. Both schools have at least an overall A-rating according to Niche. The high school has excellent athletic programs that have produced players for NFL teams like the Atlanta Falcons.

Hiking through lush forests and playing volleyball in Exton Park
Forested parks and expansive athletic fields offer locals plenty of recreation opportunities. Exton Park is home to over 700 acres of preserved countryside, featuring walking trails leading through prairies, wetlands and dense forests. On the park's south side, locals can play volleyball while kids play on one of the park's two playgrounds. Miller Park features live music performances in the local gazebo, picnic areas and athletic fields where recreational leagues can play field sports.

Mall shopping at Exton Square
Locals are never more than just a few miles from Exton's commercial activity. "It's truly shopping-centered," says local realtor Ann Byer. Most locals are able to walk or cycle over to the store. The center of town is intersected by two major highways, US Route 30 and PA Route 100, which are lined with big-box franchise stores like Walmart and Target. The commercial locus of the community is Exton Square Mall, where locals can browse through over 40 familiar boutiques and shops. Locals also have their pick of restaurants, from national chains to local favorites. Elevated American fare is served up in a comfortable indoor atmosphere and by an outdoor fire pit at Chophouse Grille. Exton has an eclectic range of flavors, from classic Mediterranean dishes from Damas Mediterranean Grill to the wide variety of noodle soups from Kumamon Ramon.

Freeway access and AMTRAK supported train station
Exton's landscape Routes 100 and 30 provide straightforward routes all around Pennsylvania. Exton is also home to a SEPTA train station, making for convenient transportation to Center City Philadelphia, about 30 miles to the east. After getting off the train at the end of the day, locals can grab dinner and come home to the community of Exton.
