A coastal community in Fairfield County
True to its name, Fairfield Beach’s focal points are its stretches of sandy beaches on the Long Island Sound and its cool, coastal atmosphere. “It’s a family-oriented area with a big beach scene,” says Pam Toner, a real estate agent with Berkshire Hathaway New England Properties and longtime Fairfield County resident. Some live within walking distance of Jennings or Penfield Beach, and boaters can dock at local marinas. Many community members pay $50 annual dues to the Fairfield Beach Residents Association, which is committed to preserving the local coastline and keeping residents up-to-date on events. The shoreline community has a low-key atmosphere, but commuters are connected to larger areas through Interstate 95 and the commuter train station, located a couple of miles north of the neighborhood.

Swimming, boating and golfing in Fairfield Beach
The neighborhood has the most popular beaches in town. A season parking sticker is required at the beaches, but residents with a vehicle registered in Fairfield can buy one for $25. At the largest, Jennings Beach, locals play beach volleyball, lounge on the sandy shores or take their kids to the nearby playground and skate park. Four times a summer, the community heads to Jennings Beach for the Sand Jam & Family Movie Night event, where kids dance to a DJ set before settling in to watch a family-friendly movie. Neighbors also congregate with blankets and lawn chairs at Jennings or Penfield, the other beach in the neighborhood, to watch the town’s Independence Day fireworks show.
Jennings Beach has racks where boaters can store canoes and catamarans, while larger watercraft dock at the slips at the Fairfield Marina. The neighborhood also has a private coastal organization called the Fairfield Beach Club, where members enjoy a private beach and social events. The neighborhood has public green spaces like Veterans Park, where neighbors play on the tennis and bocce ball courts, and kids throw balls around the baseball field. Golfers play on the Carl Dickman Par 3 Golf Course, which is owned by the town of Fairfield.

Condos, Cape Cods and lifted coastal homes
Housing in the shoreline community has looked different since 2012 when Superstorm Sandy rocked Fairfield, leaving flooded streets and damaged homes in its wake. “It used to be a lot more summer cottages and small capes on small lots, but Sandy damaged a lot of them,” Toner says. “They were torn down and replaced with larger houses built 14 feet off the ground.” Many other properties that didn’t have to be fully rebuilt were lifted to prevent damage from future floods as sea levels rise; according to RiskFactor, houses near the coast have a severe or extreme risk of flooding.
Today, houses in Fairfield Beach range from condos to cottages and spacious Coastal Traditional properties. More inexpensive condos tend to be located inland; brick buildings from the early-to-mid 1900s are priced between $400,000 and $600,000, while contemporary coastal townhouses cost between $800,000 and $1.4 million. Smaller single-family homes, like ranch-style houses and Cape Cods, were built in the 1950s and ‘60s and are priced between $500,000 and $700,000. But larger, contemporary coastal properties are more common, with prices running between $1 million and $2 million, though the occasional waterfront estate located directly on the beach costs as much as $4.5 million.

A-rated public schools and some university activity
Students are zoned to public schools that all earn A scores from Niche. Children may begin at Roger Sherman Elementary School and progress to Roger Ludlowe Middle School. Older students can attend Fairfield Ludlowe High School, where they can enroll in electives that align with their future career interests, like interior design, culinary arts, fashion and child development. Fairfield also has two private colleges; Fairfield University is a Jesuit institution with about 5,000 undergraduate students, and Sacred Heart University is a Roman Catholic college with almost 7,000 undergraduate students. “Historically, the town has had a fight with the colleges because the college students who rent houses on the beach would throw parties, and it would be a mess,” Toner says. However, she adds that the town has been working with Fairfield University to create behavioral guidelines and lessen disruptions in the neighborhood.

Restaurants and stores on Post Road
Most of Fairfield’s dining options are found along Post Road, the town’s retail and shopping corridor that is a few blocks north of Fairfield Beach. Here, patrons can pick up an acai bowl or smoothie from Playa Bowls or enjoy pho and ramen from Mecha Noodle Bar. But there are a few casual eateries in the neighborhood. Bud’s Deli is a carry-out only deli where locals order sandwiches and pasta salad. Flat screens and sports jerseys line the walls at The Reefshack, an American restaurant that serves comfort food like cheesesteak sandwiches, lobster rolls and fries. Shopping centers with supermarkets including Stop & Shop and retailers such as Marshalls and Designer Shoe Warehouse are also off Post Road, under 2 miles north of the neighborhood.

Seasonal events for all of Fairfield
Fairfield Beach residents join the larger Fairfield community for frequent events, like the seasonal farmers market, where local growers set up booths on Sherman Green, just north of the neighborhood. The town gathers for the Memorial Day parade in May. In October, there’s a Halloween event with costumed trick-or-treaters, inflatable houses and food trucks on the Fairfield Museum Commons.
Walkable streets near the coast and a nearby commuter train station
Sidewalks line many streets, allowing residents to walk to the beach or local parks. Most rely on cars to travel around Fairfield, though people headed out of town often park their vehicles at the Fairfield Train Station commuter lot. The New Haven line on the Metro-North Railroad services the station, taking passengers northeast to New Haven in about 45 minutes and southwest to New York’s Grand Central Terminal in about an hour and a half. Interstate 95 runs parallel to the train tracks, so drivers can also drive to other Fairfield County cities like Stamford, which is 17 miles southwest. Bridgeport, the largest city in Connecticut, is 7 miles northeast. This is where residents find resources like the Bridgeport Hospital.
