The coastal Fairfield neighborhood of Southport is known for its spacious 19th- and 20th-century estates and luxurious, slow-paced atmosphere. “Southport is a historic village on the Long Island Sound,” says Libby Tritschler, a Realtor with William Ravis Real Estate and a Southport resident. “It doesn’t have a Main Street with stores you’d see in malls; there’s a more personal feel. We have local antique dealers, jewelers and markets.” A commuter train station and access to Interstate 95 keep residents connected to the rest of Fairfield County, but most people stay in their community on the weekends, sailing at the Pequot Yacht Club or walking along the shore at Southport Beach.

Small businesses, including clothing and home décor boutiques, a barber and a pharmacy, are prevalent along Pequot Road. While there isn’t a large grocery store in Southport, locals pop into the family-run Spic & Span Market for deli sandwiches and smaller grocery trips. Shoppers only need to drive about a mile north to reach Stop & Shop, a larger supermarket, and more well-known retail stores like HomeGoods.
Regional chains and locally owned eateries serve the neighborhood. In the morning, residents stop by G Café Bakery for coffee and pastries. Quiet, residential roads are lined with classic New England homes that have yards decorated with blooming garden landscaping, neat shrubbery and short white picket fences. Colonial Revivals and Victorian properties near the historic district and along the shoreline tend to cost the most. “There are a lot of specialty, high-end homes. It’s hard to get into the area right by the coast for under $3 million,” Tritschler says. These spacious properties range from 19th-century colonials and Greek Revivals to newly built estates; prices start around $2.9 million and rise to $10 million. However, Tritschler notes that the more inland homes, closer to Interstate 95, are less expensive. Here, brick condos built in the mid-to-late 1900s are priced between $400,000 and $600,000, while split-levels and Colonial Revivals from around the same time cost between $600,000 and $1.2 million. Since some homes are on the coast, RiskFactor says that these have a moderate to severe risk of flooding, while the risk inland is minimal.

The nonprofit Pequot Library is an association library primarily funded by private donations, but it’s still open to the public Monday through Saturday. The community meets there for seasonal activities, like holiday caroling, and recurring events, like children’s evening story hour. One of Southport’s most anticipated events is the annual Blessing of the Fleet and Southport parade. Onlookers line the streets to watch floats march by, and local clergy pray for a safe season as boaters sail past in the Southport Harbor.

A commuter train station, walkable streets and interstate access
Many residential roads have sidewalks, allowing people to walk to the village’s restaurants or the Southport train station, though most depend on cars to run errands. The train station is serviced by the Metro-North Railroad’s New Haven line, which takes commuters to Grand Central Terminal in Midtown Manhattan in about 80 minutes. Drivers can also merge onto Interstate 95, which runs through Southport. New York City is a 50-mile drive southwest, and New Haven is 26 miles northeast.
