Homes along the neighborhood’s gridded streets gained more attention in spring 2020 as New Yorkers looked to move out of the city. “During Covid in 2020, we had a massive shortage of inventory. Things are still moving quickly, but our market has stabilized some,” says Christine Howard, a Realtor with William Raveis Real Estate who’s lived in the area for years. She adds that the neighborhood’s home prices tend to be lower than other areas of Fairfield, since the lot sizes are smaller. Cape Cods and bungalows from the early 1900s often cost between $400,000 and $600,000, while Colonial Revivals from the early to mid-20th century sell for between $600,000 and $800,000. Condo complexes built in the 1970s are also scattered about Tunxis Hill; units cost between $250,000 and $450,000.

Local playgrounds and sports courts, with swimming and boating nearby
The neighborhood is dotted with pocket parks, making it easy for residents to walk to green spaces. Tunxis Hill Park is a popular recreational space where kids practice on the baseball fields, parents take their kids to the playground and neighbors meet for matches on the pickleball courts. Locals claim garden plots to grow vegetables and fresh blooms at the Drew Park Community Garden. If they want to exercise indoors, there’s also a Planet Fitness near the Stop & Shop supermarket.
Fairfield’s well-known aquatic activities are under 3 miles from the neighborhood. If they go northeast, residents arrive at the Lake Mohegan Recreation Area, where kids splash at the beach and anglers cast a line in the freshwater. Post Road and the Black Rock Turnpike are just lined with restaurants,” Howard says. Locals drive under a mile to Black Rock Turnpike, where they can pick up pies from Pizza Palace, enjoy Mediterranean fare from Layla’s Falafel or sit down to an elevated brunch at The Granola Bar. Shoppers browse retail spots like Old Navy and Gap along the same route. Post Road, lined with local businesses and chains, is a 4-mile drive from the neighborhood.

Commuters board the New Haven train or drive on Interstate 95
The Greater Bridgeport Transit Authority operates bus stops along the Tunxis Hill Cut-Off road, but most residents use personal vehicles to get around Fairfield. Howard says that a good portion of people commute to New York City for work; people often opt for the train to make the 50-mile trip to Midtown Manhattan. Commuters can drive about 4 miles to the Fairfield Train Station, where they leave their car in the commuter lot and board the New Haven line. Operated by the Metro-North Railroad, the train takes about 70 to 90 minutes to arrive in Grand Central Terminal. If they do opt to drive, Interstate 95 lines the coast, running through Fairfield County cities like Norwalk and Stamford before arriving in New York.
