Wide open spaces and lower taxes in Fairfield Township
Like most of Southern New Jersey, Fairfield Township traces its roots to the Lenape Native American tribe and Colonial settlers in the early 1700s. Access to the Cohansey River and wide-open land primed for farming brought people to the area, and the same township features are some of the major draws to new residents today. “The biggest draw is the lower property taxes and the lot sizes because they’re bigger than Bridgeton,” says Jackie Capoferri, who has sold multiple properties in the township and surrounding areas. “You might get up to an acre in Bridgeton, but you can get up to 20 acres in Fairfield.” The western half of the township has more farms and marshes, while the east has the Fairton and Gouldtown residential areas. Capoferri also points out a common confusion people have about the township and Bridgeton. “Fairfield Township uses Bridgeton mailing addresses, so some people get confused about that. Fairfield is separate from Bridgeton, and it has its own municipality and school district.” The township's proximity to cities like Bridgeton and Vineland makes the area an ideal place for commuters who want to rest in a quiet area filled with wide open spaces after a long day at work. Mike Burden, the township's administrator, grew up here and was ready to move home after some time away. “I moved away to coach basketball, so I’ve lived in a lot of different places," Burden says. "I decided to move back, and I felt so comfortable coming back. I get to help the people who saw me grow up. I’ve been the township administrator for eight years, and I always say I’m going to retire doing this job.”
Boating, fishing and birdwatching along the Cohansey River
Boaters launch into the water at River’s Edge Outfitters & Marina, or hire a guide to point out the best fishing spots. Dix Fish and Wildlife Management Area is popular for birdwatching and hiking just north of Sea Breeze, where locals go to fish or spot horseshoe crabs on the shore. Snow geese, bald eagles and great horned owls nest at the wildlife management area during the winter, while frogs, deer and rabbits come out in the spring. There are unpaved parking lots off Seabreeze Road and Back Neck Road where visitors can leave their cars and walk to the forested or marsh areas. Cedar Creek Sporting Clays is open to the public and hosts tournaments from March to November, where participants compete for prizes. Sea Breeze has a short beach where water from Delaware Bay laps at the shore. Residents fish at Sea Breeze or visit the Cohansey River Watershed off Back Neck Road to reel in bass and carp. Bridgeton's Choanzick Zoo, 3 miles north, offers free admission for all visitors. It was New Jersey’s first zoo, and now the site has over 100 animals. Also in Bridgeton, Cumberland County Library organizes monthly events for visitors of all ages, including the Books & Brews Club, where members drink coffee and discuss their latest reads.

From manufactured homes to Colonial Revivals in Fairfield Township
Aside from the accessibility to nature, Burden points out two other important aspects of the township. "There’s no traffic here, and I think that’s huge," Burden says. "And it’s such a melting pot. Whatever people group you can think of, they live here.” When it comes to homes, Colonial Revivals and Queen Annes with around 2,000 square feet are on the larger end of the scale and often cost $330,000 to $565,000, while smaller ranch-style homes sell between $100,000 and $330,000. The newest homes in the area are manufactured homes in communities like Fairton Mobile Oaks Homes Community and Tips Trailer Park, which cost $60,000 to $150,000. Without access to public water, all homes in the township run on well water and septic tank systems. Properties close to the Cohansey River and Dix Wildlife Management Area are at a higher risk of flooding, but Capoferri says not every home is in a flood zone. “I’ve sold many homes in Fairfield that didn’t require flood insurance," Capoferri says. "The Cohansey River is so low; it just depends on the home’s elevation.”

Commuting to Bridgeton
Because of the township’s size, owning a car is essential to get around. Even the residential Fairton has almost no sidewalks, so driving is the main method to commute to work or take kids to school. Fairton Millville Road leads 10 miles to Millville, which takes about a 15-minute drive, while Bridgeton Fairton Road goes 3 miles to Bridgeton, which takes five minutes. Commuters might drive to work at the FCI Fairton federal prison, but many work in Bridgeton, Vineland or Millville. Fairfield Presbyterian Church in Fairton has been a local landmark since the late 1600s, and the Trinity A.M.E building in Gouldtown has been standing since the 1860s and is on the National Register of Historic Places.
Fairfield Township School serves prekindergarten to eighth grade and earns a C-minus from Niche. Many students continue to Cumberland Regional High School, which receives an A. Cumberland Regional has seven specialized academies for students to apply to based on their interests, including the agricultural sciences and dramatic arts academies. Some students apply to the Cumberland County Technical Education Center, which also gets an A.
Cumberland Regional High School has scored an overall B- rating from Niche.

Michael Terrigno continues his family tradition of owning and operating restaurants by running Terrigno’s Fairfield Inn, where the menu includes seafood, veal and pasta dishes. The pub has its own selection, from subs to flatbreads. El Pueblito Restaurant Mexican American Grill serves authentic meals for lunch and dinner in a modest building off Cedarville Road. When residents shop at Key Foods Fresh Market in Bridgeton, there’s a chance they’ll pick up fresh produce grown by Fairfield Township farms. Laning Bros. Farm and Eastern Fresh Growers are family farms handed down through generations that continue working the land and providing vegetables for their neighbors to enjoy.

Making memories at the Cumberland County Fair
Every July, the Cumberland County Fairground near Carmel comes alive with Cumberland County Fair events, including 4-H competitions, carnival rides and a demolition derby. Visitors can purchase tickets at the gate, but most grab them in advance to secure their spot and place an order for the barbecue fundraiser. Kids who aren’t old enough to ride horses can compete in the Stick Pony Show, and the final day of the fair ends with a bang during the fireworks show. The fairground also holds the Cumberland County 4-H Swap Meet and Car Show in October. Vendors sell crafts while car enthusiasts show off their vintage cars or tailgate.
