Fairview offers space outside the city, and schools within Lovejoy ISD

Fairview is an upscale suburb of Dallas offering a hot commodity in North Texas: space. "There's a lot of land here [in North Texas], but it's all being developed," says Sharon Apligian, a Realtor with Re/Max DFW Associates, who has 25 years of experience. "The homes tend to be on larger lots in Fairview than you'll find in the neighboring communities [Allen and McKinley]." But space isn't the only draw, Fairview is zoned to Lovejoy ISD, known as one of the best districts in the county. While Fairview is still considered a small town, Apligian says it's much bigger than it used to be and grew with the Lovejoy school district over time. The city stretches along Highway 75, a direct path to Dallas in 30 miles. Around 10,000 people live in Fairview, many commuting to Plano for work, 12 miles south. Locals enjoy neighborhood parks stocked with recreation and the short drive to Lake Lavon, 15 miles away.

Luxury, townhouse and active senior living in Fairview

Properties here are stately and often custom-built from brick. Lot sizes of a quarter to one acre are standard, but it’s also possible to find a home on two acres or more. Stone Creek Estates is one of the most coveted neighborhoods, with properties going for well over $1 million. The city also has a selection of townhouses for more affordable, lock-and-leave lifestyles, as well as senior communities. Apligian says the city’s 55-plus community Heritage Ranch is highly sought-after for the golf course and the wooded areas, creeks and ponds with trails surrounding it. The median home price in Fairview is around $640,000, significantly higher than the state’s median.

The closest option is Collin County Community College District, roughly 2 miles away. The highest ranking is Southern Methodist University, about 25 miles away.

Less than an hour to Dallas on Highway 75

Fairview is on the edge of where Highways 75 and 121 intersect. Highway 75 is the route to downtown Dallas, and Apligian says drivers can get there within 45 minutes on a light traffic day. Highway 121 is the path to Dallas Fort Worth International Airport, roughly the same distance away.

Miles of trails connect neighborhood parks

Trust for Public Land estimates that 36% of residents can walk to a green space in 10 minutes. The city has 12 miles of trails that connect various neighborhood parks where playgrounds and open green spaces are prioritized. Parkside Trailhead, leading to the beaver pond and play areas at Beaver Run Park, is the city’s newest addition. Residents also frequent the dog park, a public championship golf course and a veteran’s park. Heard Natural Science Museum & Wildlife Sanctuary, immediately north in McKinley, is an over 200-acre nature preserve that offers diverse programming, including guided night hikes in the spring and summer camps for local children. Celebration Park is south, in Allen, spanning over 100 acres with a large splash pad, accessible playground, athletic courts and fields. The over 20,000-acre Lavon Lake is 15 miles east and popular for boating and fishing.

Spring brings hail in Fairview

Winters are mild, and it’s hot well into October here. Apligian says golf ball-sized hail is a problem in spring. “Roofing companies, they call the hail sky diamonds because there is a lot of money [in it],” she says. “Our insurance rates have gone up considerably because of the hail.” She adds that January and February bring ice storms and are the most unpredictable weather months.

Crime in Fairview’s home county, Collin County, increased by nearly 3% from 2023 to 2024.
