A residential neighborhood on the south end of the small city of Fall River, Maplewood has seen real estate values rise in recent years, alongside an increase for the city generally, in anticipation of a new Massachusetts Bay Transportation Authority commuter rail station that opened in March 2025. About 3 miles south of the station, Maplewood has a large shopping center, a neighborhood elementary school and a public park that’s surrounded by single-family homes. The rail line’s development has attracted new residents and businesses to Fall River, which is 20 miles southeast of Providence, Rhode Island, and 54 miles south of Boston. “When I started real estate in 2016, when you’d talk to a buyer and ask them what town they want to live in, all the time we’d get surrounding areas, but now, people are asking specifically for Fall River,” says Realtor Pamela Laliberte, who’s also a resident. “Our waterfront has really built up, and businesses have been opening all over the city. People are finally seeing all that Fall River has to offer.”

Ranch-style and bi-level homes, townhouses and condos

Maplewood mostly features single-family homes, along with some townhouses, condos and apartments. “It has a mix of single- and multifamily housing,” Laliberte says, "but a lot of single-family, and a lot of the multifamily is owner-occupied.” Ranch-style and bi-level homes are common, and recent sales prices for single-family homes range from around $300,000 to $600,000, while townhouses and condos typically sell for between $200,000 and $400,000. Though Maplewood is considered a walkable community for its proximity to shops, restaurants and parks, many of its residential streets do not have sidewalks.

Maplewood Park and other neighborhood green spaces

Maplewood Park is a 13-acre neighborhood green space with a basketball court, tennis courts, baseball fields that are home to the Maplewood Independent Youth Baseball League, and a New England Patriots-themed playground donated by the NFL team's charitable foundation. Paul Poulos Memorial Park is a smaller park with a playground, a basketball court and four square. Maplewood has a public boat ramp onto South Watuppa Pond on the neighborhood’s east end and a Planet Fitness on the west side for indoor recreation. Also on the west side, Cook Pond has a boat launch in the neighborhood where residents can go fishing and boating.

Fall River Public Schools, Atlantis Charter School and Holy Trinity School

Getting around Fall River and commuting to Providence and Boston

Massachusetts Route 24 passes through the neighborhood and connects to Interstate 194, which provides a route to Providence. The extension of the MBTA's South Coast Rail now links Fall River to Boston via the new commuter rail station about 3 miles north of Maplewood. There are also Southeastern Regional Transit Authority bus stops in this pedestrian-friendly neighborhood, allowing residents to get around Fall River.
