Convenience and education on the edge of Fargo’s suburbs
A stone’s throw across the Red River from Minnesota farmland, Bennett is a neighborhood of quiet subdivisions roughly 6 miles south of downtown Fargo. While the peacefulness of being on the edge of rural land is a draw, so is having top schools within walking distance - “You can just walk, and your kids can ride the bike to school there,” says Bruce Johnson, Broker and Owner of RE/MAX Realty 1. It’s a bucolic setting, yet still within easy reach of downtown – Johnson says with a chuckle, “You’re 20 minutes to anywhere you want to go in Fargo.” The new-build homes, featuring modern designs and amenities, appeal to those looking for move-in ready options and help make Bennett a desirable location both for transplants to the area as well as for those looking to move out from the busier downtown communities.

Modern homes in planned communities
Neatly planned subdivisions branch off of main roads that run along the borders of the neighborhood, with cul-de-sacs sprouting off of side streets. Patches of old-growth pines break up the plains flatlands that stretch to the south. While twins, townhouses and apartments are available, much of the neighborhood is made up of modern ranch-style and two-story single-family homes, most of them built in the 1990s or more recently. Some new developments are under construction, offering buyers the chance to customize their home before moving in. “Fargo is just outgrowing itself, there’s a lot of newer construction in South Fargo,” says Johnson, who has been selling in the area for nearly 40 years. He mentions that job growth, particularly in healthcare and education, has helped to drive this. Front-entry insulated two and three-stall garages are common, with concrete driveways offering space for parking since many garages double as storage for snow removal equipment or snow machines for winter fun. Townhouses and condos generally cost $200,000 to $250,000, while single-family ramblers and bi-levels range from $225,000 to $575,000. Prices are very close to the median for the Fargo metro area, while properties usually sell a week quicker than the national median.

A neighborhood that grew around a school
One of the biggest draws for residents of the neighborhood is the fact that children can walk to school. For public school students, Bennett Elementary School, graded an A-minus by Niche, sits in the heart of the neighborhood and predates most of the homes – the neighborhood draws its name from the school, not the other way around. Discovery Middle School is a brief bus ride north, and also earns an A-minus from Niche. Fargo Davies High School, which also earns an A-minus, sits only a mile south of the neighborhood and is ranked by Niche as the Best High School for Athletes in Fargo Area, and third overall in the state. It’s also rated the second-best College Prep Public High School in the state.

It really is 20 minutes to pretty much anywhere in town
A network of sidewalks and a bike path that loops around and through the neighborhood makes it great for nightly walks where neighbors might say hello to one another. However, the lack of major amenities and public transit within Bennett means that residents are reliant on cars and trucks to get around. Access to major employers is easy thanks to wide streets – Microsoft’s Fargo headquarters is only 3 miles away, while Downtown is roughly 6 miles north, often less than a 15-minute drive. Hector International Airport offers commercial service, roughly 10 miles north of the neighborhood – usually accessible in 15 to 20 minutes. Sanford Medical Center, the largest in the region, has 24-hour care only 7 miles away – usually 15 minutes or less.

A pair of Fargo originals
The oldest coffee shop in the city, Red River Coffee Co. fuels the mornings for many residents with freshly roasted coffees, pastries and a small selection of breakfast and lunch sandwiches. “We’ve been here since 1985,” says owner Katelynn Smith, “and I’m the fourth woman owner.” Frank’s Lounge, home to the original pink neon cat sign from Fargo’s legendary Pink Pussycat Lounge, features simple American bar and grille bites including sandwiches and pizzas, with a mix of local craft brews and national favorites on tap. Further west on 52nd Avenue, Aldi and a Walmart Supercenter provide a stop for groceries and household needs.
