This community is known for being family-friendly

Bennett Elementary School is highly rated and right by Bennett Park — with its playground and range of sports courts and fields. Being able to walk or bike to both places on neighborhood trails and paths during the warmer months is a huge plus for families. You're also near plenty of other Fargo parks, including Iwen Park, where you'll find a small boat ramp for launching a kayak or canoe into the Red River. People also appreciate the relative affordability of Bennett and the quiet, residential streets — some ending in traffic-buffering cul-de-sacs. "A lot of people with younger kids are drawn here. It's a good quality of life without being too expensive," says Erik Wall, a Realtor and team owner at Wall Street Realty Team with 20 years of experience in the industry.

Bennett's is laid out with neatly planned subdivisions branching off the main roads that line the neighborhood's borders. Patches of old-growth pines break up the flat prairie that stretches out to the south. Twin homes, townhouses and apartments are all available here, but the heart of Bennett is modern ranch-style and two-story single-family properties. Most of these properties were built in the 1990s, but you'll see newer builds and even some recent construction mixed in. Front-entry two- and three-stall garages are common, offering plenty of parking space.

Another reason Bennett is considered an affordable area

Special assessments help fund local infrastructure in Fargo. "They are a charge outside of your usual property taxes that pay for the infrastructure of a newer development. "Sewer, sidewalks, parks and things like that," Wall says. "The more high-priced homes, typically, the higher special assessments are as well." He adds that if you're buying a home in a more established area like Bennett, your special assessment costs will be lower than in a newer or brand-new community.

Shops and dining options are nearby

Though Bennett is quiet and suburban, it's near plenty of shopping and dining options.

Diverse options you can get to in less than 15 minutes:

  • The 52nd Avenue South area, right outside Bennett, offers chain restaurants and local spots like Frank's Lounge, a casual sports bar
  • Downtown Fargo has a mix of independent retailers and a strong local dining scene.
